Tenant exit leaves Circle Centre 4th floor almost vacant

The GameWorks virtual-realty arcade at Circle Centre mall in downtown Indianapolis has closed, leaving the struggling fourth floor with even more vacant space, and a movie theater as the lone remaining tenant.

Glendale, Calif.-based Sega Entertainment USA Inc., which owns the GameWorks chain, announced the closing this week as part of a company-wide restructuring involving seven total GameWorks locations nationwide.

“This challenging economic environment has forced us to make these tough financial decisions,” Sega President and CEO Cory Haynes said in a prepared statement. “The changes were necessary for us to move into the future as a robust, exciting and viable entertainment company.”

Just nine of 24 original GameWorks that once operated throughout the United States remain. For Circle Centre, the vacancy leaves a gaping, 27,400-square-foot hole on a floor already fraught with occupancy troubles.

A small notice posted at the GameWorks entrance at Circle Centre reads: “Due to technical circumstances beyond our control, we have been forced to temporarily close.”

A press release from Sega leaves no doubt, however, that the arcade won’t be reopening. GameWorks employed six people at the Circle Centre location, the company said.

Les Morris, spokesman for Circle Centre manager and part-owner Simon Property Group Inc., on Wednesday said he was unaware GameWorks had shut down and declined to comment on the fourth floor’s ongoing vacancy problems.

Its departure leaves the United Artists Theatre as the sole occupant on the floor that once housed the Brewskis, Flashbaxx and World Mardi Gras nightclubs, as well as a restaurant and a Ben & Jerry's ice cream parlor

The nightclub spaces have been empty since 2003, prompting Simon to consider a renovation that would transform 114,000 square feet on the fourth floor into modern office space with a wood-paneled entrance, high ceilings and skylights.

It’s unclear whether Simon still is pursuing the strategy.

Bill French, a senior vice president at the local office of the St. Louis-based Cassidy Turley commercial real estate brokerage, said multi-level retail leasing is extremely challenging, even in huge markets like Chicago. Indianapolis' struggling downtown office market adds to the difficulties.

“To that end, I’m not certain how aggressive [Simon is about an office conversion],” French said, “because there is a fair amount of space available these days.”

The fourth floor remains a blemish on an otherwise successful mall. Circle Centre occupancy jumps to 96.7 percent when excluding the space, according to an annual filing with the Securities and Exchange Commission. Simon did not disclose the occupancy rate when including the space.

The top floor was a late addition to the mall that opened in 1995. Buoyed by the success of fourth-floor entertainment attractions at Mall of America in Minneapolis, developers decided to boost Circle Centre's entertainment offerings.

The city owns the land under the 736,000-square-foot mall and paid more than half of the $319 million cost to build it. The city leases the property to Circle Centre Development Corp., a partnership of 20 companies that owns the mall itself. Simon's stake is 15 percent, according to SEC filings.

    Perhaps a day care for all of the people who work downtown? Simons could work out a parking fee and parent and child could have more time together!

    maybe they could get Xscape to open another location there. Either a Dave and Busters or Americas incredible pizza would be cool too.

    With more and more underutilized space accumulating, someone in the big ol Fed'l Gov't. will probably make a tax break offer owners can't refuse if they'll let it be used to house the homeless. Now, how's that for thinking outside the box, eh? And who are the 20 or so ownership partners, anyway?

    I'd live up there! Seriously. :-)

    (With some good soundproofing, of course)

    Or how about a page out of Glendale's playbook and put some sort of library up there, something outside the box?

    Or some sort of business incubator?

    I just don't understand why Simon hasn't been more aggressive, it seems like it's just money down the tubes.
  • Office Conversion
    The 4th Floor of Circle Centre is not well-integrated with the rest of the mall, nor is it easily accessible. Also, with all the restaurants and bars available at street-level throughout downtown, there was little incentive for patrons to trek up four floors to visit a couple of cheesy and generic bars.

    The arcade seemed to do well, and perhaps the space could be re-purposed as a high-tech entertainment attraction for children/youths. Alternatively, Simon could simply wait for the commercial office market to pick up and then convert the top floor to stylish office space.

  1. Uh, sorry Johnnie, but you are incorrect. Despite the assertions by yourself and various defenders and captains, sports attendance is NOT off significantly at most sporting events in the US. Variances in attendance has been in the range of single digits, both + & - for years now. MLB has had most of its best overall attendance nubers in the last decade, and that trend has been consistent for most major sporting events. The number one issue cited by most fans when asked about attendance is the overall cost of attending. The presence of HD and big screen televisions in home doesn't even register, as a factor for not attending an event. VALUE in the product is the key, and apparently is something lacking in the current ICS. What other explanation is there when with what is routinely touted as the "best" racing on the planet, fans are staying away in DROVES. A "close" title battle into the last event at Fontana, with the "cars and stars" of the ICS, and who showed up? MAYBE 8K. Sorry, but HD TV isn't to blame for that kind of fan apathy.

  3. If she was worth the $ the public outcry over direct tv dropping them would have kept them on their dishes as we have seen with other companies. I too quit watching channel 13 after she showed up since I left channel 8 because of her all show rather than production results. When Randy on 8 corrected her she had a big head and incorrectly challenged his correction for pronunciation of a city. Other antics while she matures was too much for me with her very inaccurate forecasts. All the forecasters were predicting rain until Thursday except Chris. They predicted sunny on Thursday but instead of rain until Thursday upon which the sun would finally make it out in full glory Chris was right on the money just as I too predicted looking at the radar on weather.gov. One thing I love about Angela is the fear you can see in her every time it thunders in the winter. It far exceeds the entertainment value of her body language (high heel noise drags, depression, etc) when her forecasts are so incorrect. Her hair stands on end, you have to see it!!!
