A California water bottler has purchased a Plainfield distribution building for its first Midwestern outpost.

Niagara Bottling LLC bought the 441,000-square-foot building at 1250 Whitaker Road in Plainfield from Mesa, Ariz.-based Arcus Private Capital Solutions. Neither party disclosed a sale price for the building, which in 2007 sold for $14.7 million as a brand-new building.

Niagara is taking about half of the building. The other half is occupied by Brentwood, Tenn.-based supply-chain management firm OHL, which will lease the space from Niagara.

The company plans to invest about $35 million into the water treatment and bottling plant, its eighth across the country, and buy about 300,000 gallons of municipal water per day from the city of Plainfield. It will employ about 37 people.

Brokers from the local office of Colliers Turley Martin Tucker represented the seller, while the buyer was represented by Ontario, Calif.-based Lee & Associates and Carmel-based Stephen M. Becht Co.
