Milhaus eyeing August for opening of Circa apartments

Milhaus Development LLC's Circa apartment project on North College Avenue is beginning to take shape, with an opening of the first building set for August.

                              exterior rendering 225pxThe five-building, $26 million development in downtown's Chatham Arch area just south of Massachusetts Avenue will include 265 apartments, ranging from studios to three-bedroom units. Monthly rents will range from $900 to $2,500.

Updated renderings from Milhaus provide better looks at the design.

The project includes the construction of four new buildings four to five stories tall and the complete renovation of the historic two-story former office building of the Mitchel & Scott Machine Co at 617 N. College Ave. The building will include the leasing office and apartments with rooftop patios.

CIRCA milhaus pool 225pxThe leasing and amenity centers will overlook a central outdoor space with a salt-water pool, and dining and seating areas. The space will be connected by a pedestrian corridor system that provides an internal link from the west side of the site along College Avenue to the east side along Fulton Street.

Circa’s historic portion also will include five one-bedroom loft apartments with 10-foot ceilings on the second floor and a private parking garage on the first floor.

Pre-leasing is set to begin May 1.

The project’s design is a collaboration of Milhaus, Blackline Studio for Architecture, Anderson + Bohlander Landscape Architecture and CEC Engineering.

Milhaus’ other developments include Mozzo on Virginia Avenue, Solana Apartments at the Crossing near Keystone at the Crossing, Artistry in the former Bank One Operations Center on downtown's southeast side, and Penn Circle Apartments.

    This looks neat and I'm excited to see it open. I'd be more excited to see the lot at College and Michigan break ground... TWG/Whitsett Group, I'm looking at you.

    Please don't let these people build anymore apartments downtown. The Mozzo and Artistry are disastrous looking. I can only image the cheap exteriors we will see on the College ave apt`s.

    Agree with the bland/cement board/aluminum siding used by this builder and others. Lets be more creative as a city. Remember who is approving these designs...City Hall!

        Hey Arky! You don't get to take all the credit! I set the ridiculously low budget while my buddy Greg helped me take as much taxpayer money as possible! I'm not even sure how you managed to afford all the EIFS and cement board siding!

        Agreed with the comments about the AUL parking garage. I challenge anyone to find a worse looking parking garage built in a U.S. downtown this century.

        • Hey, I helped ruin this city, too!!
          While we are admitting to our individual design exploits, I designed the beautiful complex at St Clair and Capitol that got shut down by the city. I also did those two angled walls at the top of he AUL garage's north wall, and that new thing under construction on Virginia Avenue south of Fogo. Those new row houses on MLK near Attucks are also mine!

          1) The Pleasanton BART parking garage is not in SF. Its next to a suburban shopping mall 35 miles from SF. 2) I googled pictures of that parking garage.           So I'm an architect. I did not design these buildings, just putting that out there. I live in the Artistry. I can unequivocally say that many developers cut corners in every way both on the exterior and interior, and do not do enough to mitigate structural sound transmission. For example, the petite lady who lives above me sounds like an elephant walking around. For the kind of rents these guys are charging, that is just not acceptable. Architects of these buildings are equally to blame for cutting corners or not knowing enough about mitigating sound transmission, or educating their clients that residents would pay $50-100/mo extra to not have to put up with such nonsense. Lipstick on a pig is still a pig, and I definitely won't be renewing my lease at Artistry. A fancy pool or amenities doesn't make up for peace and quiet. I can't speak to TWG (who by the way do an awesome job at saving historic structures) or Von Delyn (Hinge), but residents of any proposed future project should be really, really leery and challenge developers to do better.

            As usual, Maria's observations in these threads are spot on! Joseph, great comments, and thanks for tipping me off on the sound problems at Artistry since that was a place I'd been considering. It's hard to say if the issues are with incompetency on CSO's part or corner-cutting on Milhaus' part. But shame on whomever, if the 3/4" topping pour over the wood floor decking was ommitted. One important note: In fairness to architects, developers of multi-family housing in the past few years have resorted to builder-led design for the mechanical functions, and less experienced architects in many cases, resulting in fees of 2.5 to 4.5% as compared to 6 to 8% historically. In short, developers (and by extension this market) gets what is pays for, which is to say not much.
            • Great experience at Artistry
              I live on the top floor of Artistry and I never have any issues with noise above me. I've only been there a month, but it's been a really great place to live, practice my drums, and operate my sheet metal hammering business.

              I am in the construction business and have been for over 20 plus years. Personally, what I have witness in the last 13 years in the actual construction of buildings, especially Apartments, either new or remodel(including our TAX funding $ federal projects) has been horrible. Lets keep hiring horrible General Contractors/Builders who do not #1 know how to build a doghouse and #2 take short cuts at the expense of hard working SUB-Contractors. Lets all try and be a little more Honest and have some Integrity in what you do everyday at work. The process needs a fix...I chose share the PROFIT will fix a lot of problems. Quite hiring liars and cheaters....the construction/building trades need a overhaul.

              I do know they have poured the concrete topping over the subfloor...that being said there are underlayments available to help with structural-based nose. I'm sure CSO knows what they are doing, and is most likely developer-driven cost-cutting. Also love the sarcasm Tron!

              I agree, the AUL garage has got to be the most awfully designed thing ever constructed here, and that's saying a lot. Whoever was the architect and whoever approved it being built should be ashamed. And unfortunately, it will probably be there for many years. Sad.

            5. Problem: most of the people responding to this article don't know about this service AT ALL! Why? Lack of awareness. This isn't IndyGo. This is CIRTA: might as well be the mattress company because they are asleep at the wheel - something like 3 directors over the last year? Playing with federal grant money is great! This "region" wants commuter rail service, has spent MILLIONS on Transportation studies yet can't even support a commuter bus line? This is largely for suburban riders to get to downtown - not for "service people to work in our hotels and restaurants" ! Get your head out of your backside!! These are professionals, students etc. that don't want to fight traffic, save some money on parking, gas, stress.... if CIRTA would put their federal money into widely promoting the sevive to Greenwood, Fishers & Carmel instead of finding directors and studies - this would be a successful service. Our family uses(d) it daily for the last several years - but the recent uncertainty & now unreliability due to cuts from Carmel has been a problem. Now, costs us an additional $350/month for gas & parking ( $4200/year) plus vehicle wear, service, environmental impact ... YES - this REGION needs this this type of service in order to keep growing and getting the people it needs to fill skilled positions in downtown Indianapolis. Think outside of your own car !!!
