Best real estate agents get severe haircuts

It’s tough at the top of the hierarchy of local real estate agents.

You may have noticed in this weekend’s IBJ list of All-Star Agents that only 45 teams made the list, down from 58 last year. The seven individuals included on the list were about half the 13 who made it last year.

To make the list, the team or individual must rack up total sales of at least $20 million in 2008 and 2009.

Here’s additional perspective on the conditions.

The top 45 teams sold about the same number of houses in 2009 as in 2008, just over 1,000, but the total value of the sales plummeted a whopping 27 percent, to $200 million.

The individuals saw their sale numbers fall 10 percent and the total value of the sales slide 18 percent, to $81 million.

Lots of people would like to be able to say they sold $15 million of anything last year. That’s what the top solo agent, Carl Vargas of F.C. Tucker Co., pulled off. Still, even Vargas was down about $1 million.

Any thoughts?

  • Sales?
Do "sales" include just what the agent was the closing rep on or does it also include what they listed that eventually closed?
  • Norm
CK, the sales figures include everything that closed during the two years.

Right but if Bif Ward lists a house for $1.4 mil and Carl Vargas sells it for $1.4 mil, do they both get credit for $1.4 mil?
    • sales definition
IBJ asks for total volume from closed sales during the two years. It's possible that if more than one agent received a commission on a sale, they'd both report the sale in their totals.

    5. The basic idea of nice apartments with parking and retail is a good one, but this design seems overwhelmingly big/tall for Broad Ripple. The size could be disguised a bit with lots of big trees/landscaping, but the complex is too massive to blend in easily. That section of canal between College and Westfield will also need to be upgraded on both sides. Nice apartments facing onto a nice promenade with shade trees/plantings could bring together the canal towpath/Monon recreation, the outdoor seating at existing restaurants, and this project into something that upgrades the whole area. A plan for the whole stretch makes more sense than facing nice new housing onto what looks like a ditch. Is there a plan? Does the public have input? Who pays? The apartment idea seems to be reasonable, but Whole Foods is not a good idea for appropriate retail. Besides the store being physically too big, there are already Fresh Market at 54xCollege and Whole Foods in Nora for fancy groceries. Good Earth and Kroger are within walking distance of the Shell site. There are at least 7 grocery stores within a safe bike ride. Whole Foods would add nothing but traffic congestion. This design is on the right track, but there needs to be more work done to ensure that it blends in with and enhances the existing community. A project that large will set a tone for that whole part of town. It could be a real asset, but only if done right.
