Downtown's Six East almost complete, as owners seek office tenant

SixEast 6East 225pxConstruction of a new building on a rejuvenated stretch of East Washington Street downtown should be finished by the end of the month.

Now the developers just need to lease the 5,500 square feet that’s available on the second and mezzanine levels at 6 E. Washington St.

“Our challenge is finding the right company that will value these unique features,” said Bill Ehret. “We’ve shown it a few times.”

Ehret is a local real estate broker and partner with John Demaree in developer Uptown Realty Investors. The pair also own the building next door that houses Jos. A. Bank, as well as the next building to the east—the seven-story McOuat Building. They have transformed the 113-year-old structure into a 21-unit apartment building with first-floor retail space perhaps best suited for an upscale restaurant, Ehret said.

Their latest project, dubbed Six East, sits on a formerly vacant lot. It features floor-to ceiling glass on the second level with a bump-out, and an outdoor patio on the partial third floor, or mezzanine level.

“There’s really nothing like it in the market,” Ehret said.

Chipotle has signed on to occupy the building's street-level retail space. The restaurant is set to open in March. The new Chipotle will be the Denver-based chain's first downtown.

The architect on the building is Axis Architecture + Interiors.

    Hopefully Axis does a better job on the interior of this building than the trash they are giving us with the new downtown fire station.

    Maria, what do you think of the actual building? Axis designed this one. I think it's great and shows that Axis has and can design great buildings.

    I agree, I like the building as well. It's a shame they can't do an equally good job on a much more high-profile/visible project such as the fire station.

      Great infill. Nice design. I also agree with Maria's take on what looks like a fire station for the suburbs, instead of a growing/motivated city. Now, if someone could put a 7 story building on the empty lot on Meridian across from The old Nordstrom. Tired of seeing a parking lot there. Seems like someone would want to make use of a prime spot.

        A 21C hotel would be fantastic in that spot across from Nordstrom. But don't they usually take an older building and re-do it? How can Cincinnati get a 21C before Indy?

        I wanted to see what all this 21C hoopla is about, so I went to their website. I honestly don't get what all the fuss is about? How is it any different than the wonderful Alexander Hotel that we have downtown?

        It a very modern looking building surronded by historical buidlings but I am glad to see the space being utlized again. Chipotle should give Qdoba some compation for business. Glad to see they came downtown. Glad to see our city is coming back to life after the past few years.

        It's not, lol. I think 21C pays people to come on our message boards clamoring for one of their boutique hotels so that the city will be more inclined to offer them incentives to come here. And Maria, while I'm not crazy about the proposed design of the fire station, I don't see how you can possibly argue that it would be a more high profile / visible project than the one mentioned here. It's a fire station... in a predominantly residential area, for Pete's sake, not The Museum of Contemporary Art.

        Marshall, no one is asking for some ground-breaking architecture for the fire station. All we are asking for is something better than the worst. What Axis/the city is giving us is the worst. Why can Shelbyville have a nice looking, functional fire station in their downtown, but not our "world class" city??

        Thanks Maria, for saying out loud what I've been thinking silently about the downtown fire station since I saw a rendering of it here a few days ago: That thing is just not up to the standards of what we usually see from Axis! After the great work they did with the Shelbyville station, I have to believe the faux-historic crazed, "neighborhood-friendly" nut jobs must have held sway on the downtown station design. Even still, as an architect myself, I practice the art of 'educating' my suburban-oriented clients toward something more urban when the setting warrants. Axis really slipped on this one, and I feel for the hit their cred will take. That said, Six-East is really nice!

Read the Indianapolis Urban Design Guidelines first, and cite chapter and verse as to why this is fugly. Start with the roof being grossly inappropriate for a public or commercial building downtown."

        This forum is just as useful as any for getting word to J. York and company about how the fire station is being received. I presume that both jeff and Adam T. follow this thread, but in any case the comments here can be made available to them. I honestly thought this was designed by the same 'farcitect' that foisted the 16th station on us. When will this city ever learn?!

        ...I'd move my office to this building in a second. Might not be as tall as its surroundings, but either way it's a great design.

        MArshall and MAria. You're wondering why the Downtown Firestation proposed doesn't look like the awesome one in Shelbyville....ask the stations Fire Chief. The main residents and person in charge of this station had much say on what the end product wanted to look like. Trust me AXIS did put forth a much better initial design (just like many of their other awesome fire stations - not just Shelbyville, that have won numerous awards). Don't blame AXIS cause ultimately - the client wins out, even if AXIS or any company is pushing a more cutting edge design. Complain to IFD and the Planning office about the design....not entirely AXIS fault.

        When in comes down to it, the blame for the awful design belongs to the mayor. He sets the tone for the city and his tone is BLAH.
        • Downtown Design
          As far as 99% of the projects go, the bottom line stops with the developer and, specifically, the developer's bottom line. Before you blame the architect directly, you should consider that, if they really wanted, the architect probably would not be building with EIFS and cement board, but with true limestone and brick masonry, etc. The quality of urban design is not being held hostage by bad designers but by cheap developers. Personally, I think Six East looks hideous, but that's just my personal opinion. Regardless, I look forward to its completion.

          GM, my reference to "Tea Party Architecture" was a tongue-in-cheek take on dumbed-down design of the sort that suits the typical Hoosier sensibility, i.e., the proposed downtown fire station. Much like a typical Tea Partier's simplistic interpretation of the current cold weather as evidence that global warming cannot therefore be real.

          Those that can't quite make the leap to any correlation between aesthetic sensibility and a community's general bent on things like politics, education policy, etc. miss the broader view, unfortunately, but that's to be expected of Tea Partiers (remember, tongue still in cheek. :) As to earlier comments regarding the design preferences of the fire chief and planning office, there was a simple way to avoid controversy: hire a traditional architect, duh!

        1. Uh, sorry Johnnie, but you are incorrect. Despite the assertions by yourself and various defenders and captains, sports attendance is NOT off significantly at most sporting events in the US. Variances in attendance has been in the range of single digits, both + & - for years now. MLB has had most of its best overall attendance nubers in the last decade, and that trend has been consistent for most major sporting events. The number one issue cited by most fans when asked about attendance is the overall cost of attending. The presence of HD and big screen televisions in home doesn't even register, as a factor for not attending an event. VALUE in the product is the key, and apparently is something lacking in the current ICS. What other explanation is there when with what is routinely touted as the "best" racing on the planet, fans are staying away in DROVES. A "close" title battle into the last event at Fontana, with the "cars and stars" of the ICS, and who showed up? MAYBE 8K. Sorry, but HD TV isn't to blame for that kind of fan apathy.

        3. If she was worth the $ the public outcry over direct tv dropping them would have kept them on their dishes as we have seen with other companies. I too quit watching channel 13 after she showed up since I left channel 8 because of her all show rather than production results. When Randy on 8 corrected her she had a big head and incorrectly challenged his correction for pronunciation of a city. Other antics while she matures was too much for me with her very inaccurate forecasts. All the forecasters were predicting rain until Thursday except Chris. They predicted sunny on Thursday but instead of rain until Thursday upon which the sun would finally make it out in full glory Chris was right on the money just as I too predicted looking at the radar on weather.gov. One thing I love about Angela is the fear you can see in her every time it thunders in the winter. It far exceeds the entertainment value of her body language (high heel noise drags, depression, etc) when her forecasts are so incorrect. Her hair stands on end, you have to see it!!!
