Stalled project could get boost from Market Square activity

Ever pass by the unfinished construction site on North New Jersey Street downtown across from the Hudson condo development and wonder what happened?

                              225pxWork started about three years ago but abruptly stopped after just a concrete floor slab and three exterior walls were built. It has remained in the same state ever since.

Bob Lindgren of commercial real estate brokerage Lee & Associates is marketing the property at 123 N. New Jersey St. for landowner Moe Hanif in hopes of attracting another restaurant to the location.

Hanif, who owns the nearby Citgo station, bought the land in 2007 and had plans for a seafood restaurant called Bluewaters, according to site plans, before the operator abandoned the project.

Lindgren cited economic uncertainty, lack of two-way traffic on New Jersey Street, and the inability to secure nearby parking as concerns that prevented the restaurant from going forward.

The area is undergoing major changes that give Lindgren hope that the site can attract another restaurant. It’s nearly across the street from where Flaherty & Collins Properties is planning to build its 28-story, $81 million mixed-use development on part of the space where Market Square Arena once sat. Directly south of the F&C project, Cummins Inc. plans to build a $30 million global distribution headquarters that eventually could hold 400 employees.

“We have a good amount of activity going on,” Lindgren said. “Hopefully, we’ll have something to talk about in the next several weeks.”

Gary Perel, a retail broker at Newmark Knight Frank Halakar, agreed that the location faces challenges, but he's also encouraged by its potential.

“Several years from now, once the tower is up and more retail fills in, it could be a good location,” he said. “You just need the population density there to increase.”

Just behind the site, the building at 416 E. Wabash St. also is unoccupied. Former occupant The Event Set, a private event caterer, closed a few years ago. Jeff Baumgartner of R.P. Lux Commercial Real Estate Services is marketing the 7,500-square-foot facility for lease or purchase.

Baumgartner, too, hopes the Flaherty & Collins’ project will ignite some interest in the building.

  • Parking?
    I find it hard to believe a property sitting next to a 500 space plus parking garage would use lack of parking as excuse for not moving forward. There are several businesses downtown (almost all) that sit on way streets and do just fine. Why not just be honest and say the thing fell through. Maxine's Chicken and Waffles faces the same problems less than a block away and seems to do just fine.

    I used to park at the garage next door to this location for 2 yrs while working downtown. If you don't mind the trash walking through the alley, it is a great location. Unfortunately, I noticed plenty of people coming from what I can assume is Wheeler Mission and leaving trash (among other things) in the alley and hanging out there. And I agree with the other comments, parking is hardly an issue over there.

    First, I know nothing about the cost to park there or the restrictions, but I do know that the garage is part of the parking for The Artistry Apartments, and that those tenants are paying $75 a month to park there. Of course, it doesn't take up the whole garage (though Phase 2, will put more of a hurt on it), there has to be some credence to the arguement -- along with the financial crisis.

  1. Uh, sorry Johnnie, but you are incorrect. Despite the assertions by yourself and various defenders and captains, sports attendance is NOT off significantly at most sporting events in the US. Variances in attendance has been in the range of single digits, both + & - for years now. MLB has had most of its best overall attendance nubers in the last decade, and that trend has been consistent for most major sporting events. The number one issue cited by most fans when asked about attendance is the overall cost of attending. The presence of HD and big screen televisions in home doesn't even register, as a factor for not attending an event. VALUE in the product is the key, and apparently is something lacking in the current ICS. What other explanation is there when with what is routinely touted as the "best" racing on the planet, fans are staying away in DROVES. A "close" title battle into the last event at Fontana, with the "cars and stars" of the ICS, and who showed up? MAYBE 8K. Sorry, but HD TV isn't to blame for that kind of fan apathy.

  3. If she was worth the $ the public outcry over direct tv dropping them would have kept them on their dishes as we have seen with other companies. I too quit watching channel 13 after she showed up since I left channel 8 because of her all show rather than production results. When Randy on 8 corrected her she had a big head and incorrectly challenged his correction for pronunciation of a city. Other antics while she matures was too much for me with her very inaccurate forecasts. All the forecasters were predicting rain until Thursday except Chris. They predicted sunny on Thursday but instead of rain until Thursday upon which the sun would finally make it out in full glory Chris was right on the money just as I too predicted looking at the radar on weather.gov. One thing I love about Angela is the fear you can see in her every time it thunders in the winter. It far exceeds the entertainment value of her body language (high heel noise drags, depression, etc) when her forecasts are so incorrect. Her hair stands on end, you have to see it!!!
