Restoration begins on vacant Washington Street buildings

Washington Street buildingsA local group has begun restoration of two long-vacant buildings along Washington Street just east of Meridian Street. The project calls for the conversion of the McOuat Building at 14 E. Washington St. and the H&H Mart Building at 10 E. Washington St. into retail or restaurant space and apartments. The owners, a group called Uptown Realty Investors led by Summit Realty brokers John Demaree and Bill Ehret, also owns the vacant lot to the immediate west of the properties. Washington
                              Street buildings verticalThe first phase involves exterior façade renovation, which has revealed long-hidden Art Deco detailing on the old H&H Mart. The McOuat Building will have space for about 20 residential units depending on final configurations, Demaree said. The brokers began acquiring pieces of the property about a decade ago, when they bought the first two buildings, both since demolished. Since 2007 the pair had been working on plans to build a 10-story structure with a partner they declined to name, but that deal fell through in 2009.     How many so-called "projects" like this have been touted in the IBJ in, say the past 2 years? And how many of them have gone absolutely nowhere? Seems like there are little cadres of 30-something aesthetes out there cheering on a few 30-somethings who haven't a clue, little real money but hopes they can get some public money/perks that'll make their sorry little projects work and somehow get their 30-something (broke like the rest of us) friends to actually rent typically over-priced units. What a stupid, repetitive exercise that doesn't even make for interesting reading anymore. I'm sorry, but the big money, big developers are waiting in the weeds for bigger and better things they can really take the taxpayers and local politicians along with for a really expensive roller coaster ride, not little kiddie car stuff like this.

      You must be an ignorant & recently laid=off screwball from the boondocks. But that's just a guess. Anyway, great project & it's about damn time this happened! Right in time for the Cultural Trail to soon greet this project at the front door.

      frank, statements like "but the big money, big developers are waiting in the weeds for bigger and better things they can really take the taxpayers and local politicians along with for a really expensive roller coaster ride, not little kiddie car stuff like this" are the exact reason the west side of Penn between Market and Washington is empty, why Washington St. is more like a blanks spot and not a destination. "investors" like yourself are the kind of folk that thought a mall downtown was a bad idea. the 30-somethings that would live there (and their 50 something bosses) are NOT hurting like the "rest of us." i for one wish for affordable downtown living while still in my 30s but will not move until some "dumb" developer puts in at least one Aldi, Kroger, or affordable grocery store.

        Ben, I believe Kroger is finally moving forward with revamping their store on 16th Street. Don't worry - it will be improved to I believe everyone's liking.

        Frank, Bill and John are hardly "30-somethings" (no offense to Bill and John) with stars in their eyes. They're long-time fixtures in downtown real estate, who have been holding these properties for some time now and apparently feel the time is right to move on their plans.

        It is nice to see an old building get some much needed TLC. I hope the infill project can get done as well. The east side is starting to get more activity. In ten years, hopefully it will be as vibrant as other parts of downtown.

      1. Uh, sorry Johnnie, but you are incorrect. Despite the assertions by yourself and various defenders and captains, sports attendance is NOT off significantly at most sporting events in the US. Variances in attendance has been in the range of single digits, both + & - for years now. MLB has had most of its best overall attendance nubers in the last decade, and that trend has been consistent for most major sporting events. The number one issue cited by most fans when asked about attendance is the overall cost of attending. The presence of HD and big screen televisions in home doesn't even register, as a factor for not attending an event. VALUE in the product is the key, and apparently is something lacking in the current ICS. What other explanation is there when with what is routinely touted as the "best" racing on the planet, fans are staying away in DROVES. A "close" title battle into the last event at Fontana, with the "cars and stars" of the ICS, and who showed up? MAYBE 8K. Sorry, but HD TV isn't to blame for that kind of fan apathy.

      3. If she was worth the $ the public outcry over direct tv dropping them would have kept them on their dishes as we have seen with other companies. I too quit watching channel 13 after she showed up since I left channel 8 because of her all show rather than production results. When Randy on 8 corrected her she had a big head and incorrectly challenged his correction for pronunciation of a city. Other antics while she matures was too much for me with her very inaccurate forecasts. All the forecasters were predicting rain until Thursday except Chris. They predicted sunny on Thursday but instead of rain until Thursday upon which the sun would finally make it out in full glory Chris was right on the money just as I too predicted looking at the radar on weather.gov. One thing I love about Angela is the fear you can see in her every time it thunders in the winter. It far exceeds the entertainment value of her body language (high heel noise drags, depression, etc) when her forecasts are so incorrect. Her hair stands on end, you have to see it!!!
