Redevelopment planned for prime Broad Ripple corner

Broad Ripple renderingA local real estate investor is trying to lure a new restaurant to a prime corner in Broad Ripple. Plans call for a $200,000 upgrade to the 6,600-square-foot building at the corner of Broad Ripple Avenue and Winthrop Avenue/Westfield Boulevard, next to the Monon Trail. Owner Pete Johnson has listed the property for lease with Gary Perel of Urban Space Commercial, who said the "premier restaurant location" would include a 2,300-square-foot rooftop deck with great views of the strip and a smaller area for street-level seating. The building sits on 2.5 acres and offers about 120 dedicated parking spaces. Click here to see what the building looks like today, or on the rendering above for a larger version.

  • A new restaurant called Tortas Guicho Dominguez y El Cubanito has opened at 641 Virginia Ave. in Fletcher Place. The restaurant, which serves classic street food you'd find in Mexico City, is owned by Felipe and Laura Zarco. The menu features homemade sandwiches topped with tomato, jalapeño, and avocado, served with a side of cucumbers and a selection of fiery salsas.
  • A new restaurant and bar near downtown no longer is affiliated with Yats. The homegrown restaurant chain announced on its Facebook page that it has pulled out as a partner in a restaurant and bar in the Ambassador Apartments next door to the Central Library. "As much as we love the idea of BarYATS, we're embarking on an aggressive program to pursue franchising YATS instead," Owner Joe Vuskovich wrote. "We wish our former partner Tom Megenhardt and his crew all the best in the world."

    They should just tear that building down and build something that properly addresses Broad Ripple Ave, Winthrop and especially the Monon Trail.

    That building was a "brass and fern" upscale restaurant called "Broad Ripple Lumber Company", back in the dark ages. The whole site used to be (drum roll please) a lumberyard.

    Why does everyone think restaurants are the solution for spaces. Too many restaurants are sruggling in Broad Ripple (and all around Indianapolis) as it is.

    Um, anyone familiar with the area can tell you there is no way possible to fit 120 parking spaces in that area unless you build a garage!

    Someday, 70's Brady Bunch architecture will be popular again. This one is a perfect example: wood siding, funny windows, chunk limestone. That planter in the rendering completes the look! :)

    What about the old Marathon Gas Station at the southwest corner of College and Broad Ripple Avenue? This would be a much more exciting corner to see redeveloped.

    I feel that new restaurants and business are good for the area. A properly run business will survive this economic downturn. I hope that it will bring more people to Broad Ripple to eat and shop. There is definitely a need to remove the Marathon station and reestablish that corner. What about the old Shell Gas Station across from the Village Pantry on College? That area seems like a great location as well.

    Cash Rules Everything Around Me. 3Dhouseofmagic - the building already has the parking spots mentioned, no garage required. Just check out back. BRFan - Marathon wants so much $$ to buy the old station land that it is not feasible for any other business at this point. Money rules BR and its development, just as it does everywhere else. If an investor thinks they can turn that retro-style building into a profitable business, that's what will happen. Once in a while, however, an investor comes in who is interested in making a profit AND making the neighborhood a better place: I hope that's what happens here.
  • Parking retail use
    Don't waste $200K on a minor rehab when there are much better uses. Good location and size to build a parking garage with first floor retail.
  • Continued Development in BR
    @Average Joe: I would like to know which restaurants are failing in BR. I am not saying you are wrong, only that I doubt what you're saying based on what I see going on in BR on a daily basis. Some restaurants have struggled, but I believe that to be because of their own problems, not because there isn't a thriving market for restaurants in BR. I've been dismayed by a lot of the unchecked development that the success of the Monon has led to, but the addition of new, independent and Hoosier-owned restaurants and bars has been a welcomed result.
    Regarding this "new" property/project, I am not one to tear down buildings, but I think, at the very least, this building needs a major re-skinning. It's location along the Monon makes it very attractive, but its "curb appeal" is seriously lacking...
    I, for one, would like to see more development along the Canal. Just imagine...paddleboats on the canal...

        Hey, if they can re-skin the eyesore that is standing there now then I'm all about it. Hope they can pull it off.

        I agree with Mark. New development along the canal would be a good positive feature for BR. It would expand on the atmosphere that BR already holds. There are many old buildings that are past their time. I am all for saving a historical building, but when it is a square box or aluminum with no character, why save it?
      • eye sore is not
        I think this building is worth saving...it is an example of the 70s architecture ...if polished, it would not look that bad, especially with a rooftop deck. One of the best things about Broad Ripple (when compared to burbs) is its diversity when it comes to houses and commerical buildings. It is not all cookie-cutter building.

        Someone will eventually redevelop College/Westfield (Marathon) corner, but I hope they don't build a garage there.

        Paddleboats on the canal would be great, however it would have to be cleaned up first, which would be expensive. That whole strech of the canal from College all the way to Indianapolis Museum of Art is a little treaure in the middle of the city.

        So the marketing geniuses at Duke in an attempt to lease out empty office space at their 9025-45 River Rd location blocked off 100 parking spaces close to the buildings to impress upon potential leasors that there's lots of parking. Current tenants can't have close in parking during bad weather for the benefit of some imaginary future tenants. And now, the property manager Brian Disbrough has told tenants that they will begin towing THEIR OWN TENANTS for violating this rule. They want tenants to park in the back lot which floods when it rains. Duke = morons.

        It's now been over two weeks. I know retail news is slow in this economy but it's not THAT slow. The frequency of new items that we have been getting on this blog has been decreasing for a while now and it appears to have stopped. Any explanation as to why there have been fewer and fewer posts?

      1. Uh, sorry Johnnie, but you are incorrect. Despite the assertions by yourself and various defenders and captains, sports attendance is NOT off significantly at most sporting events in the US. Variances in attendance has been in the range of single digits, both + & - for years now. MLB has had most of its best overall attendance nubers in the last decade, and that trend has been consistent for most major sporting events. The number one issue cited by most fans when asked about attendance is the overall cost of attending. The presence of HD and big screen televisions in home doesn't even register, as a factor for not attending an event. VALUE in the product is the key, and apparently is something lacking in the current ICS. What other explanation is there when with what is routinely touted as the "best" racing on the planet, fans are staying away in DROVES. A "close" title battle into the last event at Fontana, with the "cars and stars" of the ICS, and who showed up? MAYBE 8K. Sorry, but HD TV isn't to blame for that kind of fan apathy.

      3. If she was worth the $ the public outcry over direct tv dropping them would have kept them on their dishes as we have seen with other companies. I too quit watching channel 13 after she showed up since I left channel 8 because of her all show rather than production results. When Randy on 8 corrected her she had a big head and incorrectly challenged his correction for pronunciation of a city. Other antics while she matures was too much for me with her very inaccurate forecasts. All the forecasters were predicting rain until Thursday except Chris. They predicted sunny on Thursday but instead of rain until Thursday upon which the sun would finally make it out in full glory Chris was right on the money just as I too predicted looking at the radar on weather.gov. One thing I love about Angela is the fear you can see in her every time it thunders in the winter. It far exceeds the entertainment value of her body language (high heel noise drags, depression, etc) when her forecasts are so incorrect. Her hair stands on end, you have to see it!!!
