Family entertainment venue planned for Westfield

Two Westfield-based companies are moving forward with plans for a family entertainment venue and multifamily housing project.

In March, IBJ reported that EdgeRock Development and High Velocity Entertainment were scouting locations in Westfield and Noblesville to develop a facility with a bowling alley, sports bar and grill, arcade, family dining and adults-only space for bocce, volleyball and basketball.

At that time, David Beauregard, president of High Velocity Entertainment and managing partner of Creative Entertainment Concepts, said he expected the location to be near U.S. 31 and State Road 32.

Plans recently filed with the city of Westfield show a multifamily housing project with between 200 and 300 units and a two-story entertainment venue on 12 acres of property to the south of State Road 32 along Oak Ridge Road.

Birch Dalton, of EdgeRock Development, told the Westfield City Council on Monday he expects the family entertainment facility to be 60,000 square feet with outdoor seating bordering the Midland Trace Trail, which runs through the property.

Dalton said the exact details of the housing development are not finalized, mentioning he’d prefer to build condos but the market for condos is not doing well.

“It’s early in the discussions,” Dalton said. “I’d like to do something very special here.”

The housing project is expected to include a clubhouse with a fitness center, grilling cabana, dog park, business center and pool, up to 10,000 square feet of meeting room space, business incubator space and a catering facility.

EdgeRock is also the company behind the Spring Mill Station development, which received final approval Monday. The project includes a 290-unit apartment complex with 15 multi-story buildings on 20 acres near the corner of 161st Street and Spring Mill Road.

The Westfield-Washington School Board approved the $1.3 million sale of the land, which was previously used for youth soccer, earlier this year.

A plan to allow a hotel or lodging facility immediately to the west of the indoor soccer facility at Grand Park was also introduced to the city council Monday. No developer has come forward with a project yet, but city officials say they are expecting a proposal in the near future.
