Developer Chris White has filed plans with the city of Westfield to expand his NorthPoint (formerly known as Aurora) development by about 100 acres. The development includes a business park, a commerce park, a retail center and a residential area.
The project is being developed at the southeast corner of U.S. 31 and State Road 38, to the west of Grassy Branch Road.
White has requested the city allow him to amend the planned unit development district ordinance that the Westfield City Council signed off on in January 2017. The amendment would officially rename the project NorthPoint and add 117 acres to the PUD, bringing its total size to 432 acres.
Approximately 80 acres would be added to the district’s southern border, extending the project to 186th Street. Another 30 acres would be added to the southeast corner of State Road 38 and Grassy Branch Road. The additional acreage would be part of the commerce park portion of the project.
White initially proposed the development in 2006 and received the necessary approvals from the city by 2008, but never started construction because of the economic downturn.
He returned to the city in 2016, requesting approval of updated zoning guidelines that included reducing the size of the residential area and increasing the commercial area.
The zoning approved in early 2017 calls for a 20-acre business park, 216-acre commerce park, 17-acre retail center and 61-acre residential area with up to 250 housing units.
Last fall, NorthPoint landed its first project when Bastian Solutions, a Carmel-based subsidiary of Japan-based Toyota Industries Corp., announced plans to build a 90,720-square-foot building east of U.S. 31 near 196th Street. The $8 million project is expected to create 87 jobs by the end of 2020.
The Westfield City Council is expected to vote on the proposed amendment at its meeting Monday. City spokeswoman Vicki Duncan Gardner said expanding the district creates more opportunity for economic development along the U.S. 31 corridor.
White could not be reached for comment.
