If I remember correctly, the “traffic calming” of BR avenue / 62nd street was widely acclaimed at the time.
It’s calmer alright, practically gridlocked at some times. Now there is concern about traffic density from new development.
It is, to me, rather hard to understand what exactly the “village” wants.
I am not a stakeholder but I hope that there can be a reasonable solution for Ripple to continue to be better for all, and grow.
What exactly are you blaming a “traffic calming” project for? Aside from losing some street parking, the avenue is the same as it has been since 2007. Cutting into street parking isn’t a calming project, and if anything, it would make traffic smoother.

If smoother to you is single lane traffic backed up from Westfield past the BR school and from college going east, then it’s smooth I guess.
Traffic going north on college is stymied trying to turn right on BR ave. because there is nowhere to go as well as traffic going south on college to BR ave.
I must go through the areas at different times than you do, but I avoid my routes taking me through there whenever possible.

When has BR ever deemed a multi family project NOT a fit? I am neither a real estate or urban planning expert, but a stroll along 62nd shows a problem/identity crisis. Plenty of empty, sterile storefronts. The old Hopcat space at arguably the “entrance” to BR vacant a couple years. Will the steakhouse fill the void? We’ll see. On the other end, a prime restaurant/bar location becoming a Salvation Army store is a major woof. Add in the closing of a piano bar in a cool old brick building, but hey, you can still go to Brothers, because sterile sports bars are hard to find….
BR does appear to be popular for millennials buying the houses south of the area, but it feels like they are more interested in eating at Mama Corolla’s and sending their kids to Chatard, than hitting 62nd st.
If the classic F&B building is to be lost to some residential use, why are we not looking for home ownership in the form of condos, rather than apartments? Apartments are needed when there isn’t a good mix, but residents are, almost by definition, transient. Most will be here for 1-3 years, then move on. Many are great residents, but they don’t have the overall incentive to make sure that the larger community is improved. People in condos put down roots in the community and have a financial interest in the well-being of the neighborhood. I hope BR gets this right. (On another note, it is a shame that F&B is no longer going to be on the North Side. While they maintain a large presence on the northwest side at their owned Washington Park Cemetery, one will now need to leave the county for any others on the North or North East sides.)
I love the design of this iconic gateway building and wish there were a viable way to reuse it rather than raze it.
Great project. Broad Ripple is lucky to have high-quality developers like this willing to put their capital at risk to build quality projects that enhance the area. Higher density and greater discretionary income create a stronger customer base for local restaurants and retailers, driving higher sales and supporting a broader, higher-quality mix of businesses. That, in turn, increases tenant demand and attracts additional investment, while making the area more desirable as a place to live and work. The result is stronger property values and greater long-term value for existing homeowners, business owners, and property owners throughout the community.
