    1. Yes, a basic cornice would be a nice addition, but by itself won’t be enough to overcome the panel blank look of minimalist panel cladding and punched windows. This can be visually enhanced at limited cost by the right architect if Annex Group gave the right steer. But for now, it looks value-engineered to near death.

    2. Are all of you architects or urban planners? Just curious.
      I have no knowledge of construction costs per sq ft.
      You all scream “infill” for downtown and surface parking is bad.

      Some of those that comment here think everything less than 30 stories is a waste. Our city is , for the most part, a cornfield. That means we don’t have the natural barriers other cities have to require towering high rises.
      I’m not in favor of the urban sprawl, but that’s what we are.

      Go ahead and tear me apart, but I have lived here my entire life. I have traveled to many “big cities” and that’s why I’m still here.

    3. Not a single mention of the project’s height or surface parking until you, Rick.

    4. I have no problem with the height of this building or its massing. I’m okay with shorter buildings and occasional taller buildings – I just want them to look good. What I think is unattractive is acres of asphalt. What is attractive is intact streetscapes – continuous blocks of attractively build frontage with occasional small plazas or green space. I advocate for gentle density if the type the puts enough people into a place that we can find most of our daily wants and needs within walking distance, so we don’t have to drive to Glendale or Castleton or Greenwood just to buy a shirt or a toaster, or move to the suburbs to find a good daycare. We don’t need high-rises to do get such an attractive level of density. It was normal even 200 year ago or more – and still exists at Society Hill in Philadelphia or Georgetown in DC, for example.
