Thank God Nora is getting some sort of 24/7 retail again. Hasn’t been the case since a couple years before COVID, when the Kroger started closing at midnight. And now post-COVID, the Kroger closes at 10…
I really don’t love the gas pumps, though. Filling the intersection of 86th/Westfield with a Crew and another gas station is kind of absurd. The intersection is right between a high school and the Monon, and within a TOD overlay.
Hopefully there is sufficient bike parking and the like.
I could’ve swore this was in the transit district overlay that would’ve required land use filing.
Yes, it is within a transit overlay.
The City has not been enforcing it. Everybody who applies for a variance gets a variance.
They really ought to just repeal or rewrite the whole thing. Reduce commercial limitations but perhaps keep the square footage ranges, and allow housing within it regardless of district. Or, just reclassify all related properties to MU2.
Big Gas Station has rebranded and convinced a shocking number of people that they’re good, actually
Try driving 86th east of college or west of Westfield today. Some genius closed half the lanes. DMD needs a leader who wouldn’t make such a dumb move. Traffic doesn’t move. And now a WAWA type …I hope Ruth Hayes stops this. Another gas station. How about some other concepts on that corner like a thrift shop or resale store or Indian food joint.
While DMD needs competent leadership, meaning no Megan, this is more an IndyGo and DPW issue.
86th & Westfield should be a mixed-use district. The carwash and this gas station are awful for the neighborhood, and will make traffic worse than apartments would.
