A homebuilder has submitted plans to the city of Noblesville to build a 99-acre development for people ages 55 and up on the city’s east side.
The Indianapolis office of David Weekley Homes is proposing to build 210 houses on the southeast side of the intersection of East 156th Street and Prairie Baptist Road. The project would be adjacent to a 1,100-acre development planned by Zionsville-based Henke Development Group LLC called Gatewood Lakes.
Jon Dobosiewicz, a land-use professional with the Carmel-based law firm Nelson & Frankenberger, told members of the Noblesville City Council on Tuesday that houses at Encore at Linden Walk would range in size from 1,500 to 3,000 square feet and be priced between about $450,000 and $550,000.
Encore is a line of active-adult housing communities that are currently in Arlington, Texas; Atlanta; Mt. Pleasant, South Carolina; Phoenix; Porter, Texas; and Wendell Falls, North Carolina.
Amenities at Encore at Linden Walk would include a clubhouse, swimming pool, fitness center, gathering spaces, community garden and sport courts. There would be 8 acres of preserved wooded area with more than a mile of walking paths.
“I think this is one of the most unique site plans that we’ve had a long time, and I appreciate you took advantage of the topography,” City Councilor Darren Peterson said at Tuesday’s meeting.
Encore at Linden Walk would be just east of Henke’s Gatewood Lakes project, which would be a golf cart community with more than 2,400 houses between East 146th Street to the south, Olio Road to the west, East 156th Street to the north and Cyntheanne Road to the east.
A 200-acre mixed-use development at Gatewood Lakes called Deer Creek Village, named for Deer Creek Amphitheater (the former name of Ruoff Music Center), would include shopping and dining options. The development would have 140 acres of open space, water trails, parks and a mini marina. Gatewood Lakes would also have more than 20 miles of trails for walking and biking.
David Weekley Homes is the eighth-busiest home builder in the area, with 170 single-family building permits filed in 2023.
The Noblesville Plan Commission is expected to review Encore at Linden Walk at its meeting on Oct. 27 before the project returns to the City Council for final approval.
