“We want to see somewhere residents could potentially work themselves, at retail spaces or grocery places,” So they would prefer to have minimum wage jobs at retailers vs better paying jobs at light industrial uses.
Such a dilemma. Without seeing any previous development plans, this area needs a comprehensive plan extending to the Canal and Fall Creek, and down to 16th St and Riverside Parkway. The whole picture could help guide this land locked site. If the city would have planted 20,000 seedling trees in 2016, the site would be a dramatic woods and forest by now, and the contaminated corner could have been planted in Switchgrass. The switchgrass could have been harvested each year and disposed of in a hazardous landfill. That would have helped reduce some of the polluted soils.
Opening this site up and connecting to the Canal and Fall Creek could offer grander opportunities, with slowly removing most of the old industrial sites altogether. Just some brainstorming urban design thoughts.
