Why not a data center?
How about a jail?
Classic case of a “bad asset” sitting on a good piece of real estate. Hopefully someone will come in and reposition the site to be able to serve the community around it.
The enclosed mall business has been contracting for many years and while many of them sit in the middle of a good population base they are not well suited for todays consumers shopping preferences.
Among other considerations, it takes a nearby population and discretionary income to make a mall successful. Is the location convenient to make the mall viable?
* Warren Township (Marion County) with more than 105,000 residents has a median household income of more than $70k
* Buck Creek Township (Hancock County) with more than 9,000 residents has a median household income of more than $114k
* Sugar Creek Township (Hancock County) with more than 15,000 residents has a median household income of more than $98k
I would think a multi-use development (apartments and retail) with the proper mix of merchants in an open-air setting (think Clay Terrace) would work.
The whole thing needs to be bulldozed except for Target and turned into an open-air shopping center with development of the out parcel lots. Target needs to be expanded into a SuperTarget. There needs to be more dining options available in that area.
I agree with Brent B. and Rea P.
The longer it sits with no redevelopment going into it, more disrepair. It takes money to make money; seems current owners are just sitting on it waiting for something to happen.
The Washington St. Mall and the Irvington Plaza Shopping Center go hand in hand. Both need a major overhaul and I suspect both have delusional owners asking for too much $$$.
