Developer planning three massive industrial projects in rural Zionsville

A Carmel-based real estate developer has plans to construct three industrial buildings totaling more than 1 million square feet in rural Zionsville.

The facilities would be constructed on roughly 80 acres at the northwest corner of State Road 267 and County Road 550 South.

Becknell Industrial, which has offices in Carmel, Chicago and Florida, builds spec and build-to-suit warehouse and light-manufacturing spaces across the country. It has requested rezoning the land from the rural agricultural zoning district to the rural light industrial zoning district, which permits warehouse operations.

The land is currently undeveloped and surrounded mostly by rural residential properties. Nine homes are located at the southeast corner of the intersection.

Buildings one and two would be approximately 213,000 square feet, with building three running about 583,000 square feet, documents show. The company has plans to install landscaping berms to separate the facilities from its surrounding neighbors.

The proposal was heard at a recent Zionsville Plan Commission meeting but was continued until next month after neighbors raised concerns about the project.

Contacted by IBJ, Becknell officials declined to comment on the cost or the type of buildings it has planned.

Becknell Industrial has constructed spec and build-to-suit buildings in Whitestown, Plainfield and northern Indianapolis.
