Developer proposes modest-sized but upscale subdivision in Westfield

A Hamilton County home builder has plans to develop a subdivision with 13 high-end homes in Westfield.

Sobczak Construction Services Inc. and planning consultant Onpointe Land Matters LLC have requested roughly 8 acres of land at 423 E. South St. be rezoned from the agriculture/single family rural zoning designation to a planned unit development district to develop a subdivision that would be called The Reserve on South.

Thirteen homes, ranging in price from $450,000 to $650,000, would be developed on the land.

The proposal was heard at a Westfield Advisory Plan Commission meeting Monday evening and will again go before the board for a vote in coming weeks.

East of Union Street and north of 171st Street, the land currently contains a vacant residence and a pond. It lies outside of Westfield’s corporate boundaries, but the developers have requested the land be annexed.

The homes would range in size from 1,800 square feet to 2,400 square feet. They’ll likely be attractive to empty-nesters, Jesse Pohlman of OnPointe Land Matters told plan commission members.

A conceptual plan shows the homes would be built on two cul-de-sacs surrounding the pond. A trail would be built connecting the two cul-de-sacs and to provide an amenity for active residents.

Sobczak Construction Services has built custom homes in Noblesville, Carmel, Sheridan, Fishers, Indianapolis and Westfield.

Subdivision approved

Also on Monday, the plan commission approved plans for a 12-lot subdivision to be built at 14710 Inez Setters Lane.

The subdivision is slated north of 146th Street and west of Setters Road. Currently, the 5.5-acre site features one single-family home. Surrounding subdivisions include Setters Place and Setters Run.

The new subdivision, proposed by Indianapolis-based Davis Homes, will be called Setters Manor and will be connected to Setters Run via Erica Lane.

Details about how much the homes would cost were not available.

Davis Homes’ communities include Oakland Hills at Geist and Woodfield Estates in Greenwood. Homes in those communities start at $200,000.

The builder is offering six different floor plans for Setters Manor ranging in size from 2,200 to 3,700 square feet, documents provided to the city show.
