Developer plans $54 million in new apartment projects

A local developer plans to invest more than $54 million to build apartment communities adjacent to the Rivers Edge shopping center in Indianapolis and Metropolis in Plainfield.

The plan by Hearthview Residential is yet another sign of confidence among apartment owners and developers that a shift toward renting and away from buying is here to stay. Multifamily housing has been a bright spot in an otherwise dismal real estate market.

Hearthview’s plan calls for 230 high-end apartment units behind Clearwater Crossing shopping center at 82nd Street and Dean Road, within walking distance of the renovated Rivers Edge shopping center anchored by Nordstrom Rack and The Container Store.

The project, set to take seven acres including an undeveloped field, part of a parking lot and the long-vacant former Blockbuster Block Party building, will cost about $24 million, said Hearthview Principal Jim Thomas.

The design will be modern, Thomas said, inspired in part by the updated look of Rivers Edge, which is owned by locally based Kite Realty Group Trust.

Hearthview also plans to build 300 units on a parcel near the Metropolis mall in Plainfield in a $30 million project. That development is not as far along as the Clearwater proposal, Thomas said.

Hearthview acquired the Clearwater property from both The Broadbent Co., which owns the Clearwater Crossing shopping center, and an out-of-state trust that owned the former Block Party, a failed amusement concept from the now-in-bankruptcy Blockbuster Video.

The one- and two-bedroom apartments will rent for between $900 and $1,500. Groundbreaking is scheduled for spring 2012.

The project should perform well since it contains just the right number of units in a prime location, said John Hart, president of Carmel-based J.C. Hart Co.

Hart noted that the number of permits for new apartments in the nine-county metro area still lags the historic highs during the real estate market peak, while demand for quality rental units continues to grow.

Others developers apparently agree, as new apartment projects are in the works all over central Indiana.

Another that just broke ground: A $20 million, 219-unit development by Indianapolis-based REI Investments along State Road 421 in Zionsville.

    People that will live right there will hopefully be able to walk to do the shopping. Then there is that thing called mass transit. Density and mass transit really get along. So, I guess instead of complaining about density (it's just inevitable since eventually you run out of cheap farm land), you should really be complaining about the lack of mass transit options.

    Keystone Construction's plans for a $40MIL project with high-end apartments and retail space at the northwest corner of 86th St & Keystone Ave. 2)Veritas Realty has put a 1.6-acre parcel across 82nd St from Rivers Edge under contract and is planning a 13,400-square-foot retail strip with five small-shop spaces. 3)Hearthview’s plan calls for 230 high-end apartment units behind Clearwater Crossing shopping center at 82nd St & Dean Rd, walking distance of the renovated Rivers Edge shopping center anchored by Nordstrom Rack & Container Store.

    Even 1 of these is too much strain on stretch. The road Infrastructure simply does not have more capacity. All 3 getting approved would be insane. Who within the city government is managing this / paying attention? More importantly, who within that organization/group is willing to travel to that area and sit thru stoplights multiple times to travel only a couple of miles? Come visit our world this Saturday... and envision any of 1 of these actually happening and adding to the road volume - then imagine 2 more...

    Didn't know if you had seen this article about the new apartments going in at Metropolis. More people, more customers for Plainfield, more tenants for Plainfield - YES.

    1. Uh, sorry Johnnie, but you are incorrect. Despite the assertions by yourself and various defenders and captains, sports attendance is NOT off significantly at most sporting events in the US. Variances in attendance has been in the range of single digits, both + & - for years now. MLB has had most of its best overall attendance nubers in the last decade, and that trend has been consistent for most major sporting events. The number one issue cited by most fans when asked about attendance is the overall cost of attending. The presence of HD and big screen televisions in home doesn't even register, as a factor for not attending an event. VALUE in the product is the key, and apparently is something lacking in the current ICS. What other explanation is there when with what is routinely touted as the "best" racing on the planet, fans are staying away in DROVES. A "close" title battle into the last event at Fontana, with the "cars and stars" of the ICS, and who showed up? MAYBE 8K. Sorry, but HD TV isn't to blame for that kind of fan apathy.

    3. If she was worth the $ the public outcry over direct tv dropping them would have kept them on their dishes as we have seen with other companies. I too quit watching channel 13 after she showed up since I left channel 8 because of her all show rather than production results. When Randy on 8 corrected her she had a big head and incorrectly challenged his correction for pronunciation of a city. Other antics while she matures was too much for me with her very inaccurate forecasts. All the forecasters were predicting rain until Thursday except Chris. They predicted sunny on Thursday but instead of rain until Thursday upon which the sun would finally make it out in full glory Chris was right on the money just as I too predicted looking at the radar on weather.gov. One thing I love about Angela is the fear you can see in her every time it thunders in the winter. It far exceeds the entertainment value of her body language (high heel noise drags, depression, etc) when her forecasts are so incorrect. Her hair stands on end, you have to see it!!!
