A disaster in waiting. The sponsor is a builder/developer for crying out loud. If Indiana has a housing shortage let market forces work to increase supply. Builders can build less expensive houses, they just may not make as big a profit, but if what we hear is true then volume will make up for the lost profit. I can’t wait to see what happens when the state comes along and tells a property owner that they have to give up a piece of their land so another home can be built on it. This is a bad idea that will not have the impact hoped for.
At issue is expectations of buyers along with builder’s profits. Buyers want high end living at lower costs while builders want lower costs, higher profits and no red tape with having to deal with those silly local rules. The local rules, in most cases, are there for a reason, to protect the investments of the existing home owners. As always, just follow the $$s.
We don’t have a shortage of homes in Indiana. There are plenty of homes. They’re just located in the parts of Indiana that are dying off.
Builders want access to the markets that Hoosiers actually want to live in, as cheaply as possible, regardless if the houses they build are revenue negative for towns/counties.
