Closed existing-home sales in the 17-county area rose 1% on a year-over-year basis, from 2,883 in May 2024 to 2,911 in May 2025, according to the latest data from the MIBOR Realtor Association.
The increase, while small, was the first one since December, when sales surged 8.1%.
Pending sales were up 16.8% in May compared with the same month a year ago.
“Consumers demonstrated their confidence in the central Indiana marketplace as pending sales and new listings continue to outperform last year’s pace,” MIBOR CEO Shelley Specchio said in written remarks. “Mortgage rates through March and early April were 20 basis points lower than the same time last year, which helped boost demand. Additionally, growing inventory is giving consumers more choices and greater incentive to enter the market.”
The median sales price for a home in the area rose 1.4% in May, to $320,000.
The active inventory of homes rose from 4,083 in May 2024 to 4,918 last month, a 20.5% year-over-year increase.
There were 3,968 new listings in May, up 7.2% from the same month in 2024.
Home sellers in central Indiana received 98.8% of their asking price in May, up slightly from 98.7% a year ago.
Marion County
In Marion County, closed sales in May rose 2.2% from a year ago, to 1,097. The median sales price in the county rose 4.9% from a year ago, to $268,000.
Other area counties
In Hamilton County, sales dipped 1.9% in May on a year-over basis, to 528. The median sales price in the county jumped 7.9%, to $480,000.
In Hendricks County, sales climbed 12.3% in May, to 229, and the median sales price rose 1.4%, to $365,000.
In Johnson County, sales were up 3.4% last month, to 241, while the median sales price dropped 2.1%, to $324,900.
Hancock County sales were up 4.4% in May compared with a year ago, at 143. The median price rose 4.3%, to $359,900.
Sales increased 3.7% in Madison County in May, to 140. The median sales price jumped 8.7%, to $199,948.
Sales in Boone County sank 28.4% last month, to 106, while the median price increased 9.8%, to $439,000.
Morgan County sales rose 30.4%, to 103, last month, and the median sales price climbed 11.6%, to $318,000.
Shelby County saw a 27.3% increase in closed sales in May, to 42. The median price fell 8.1%, to $225,000.
Statewide sales
Existing-home transactions were up 1% on a year-over-year basis statewide in May, with closed sales coming in at 7,701, according the Indiana Association of Realtors.
Statewide, the median sale price rose to $270,000 last month, up 2% from a year ago.
