Pittman laying groundwork for office project at 106th and Illinois streets

Carmel-based developer Steve Pittman, who has developed a wide range of commercial projects in the northern suburbs including the mixed-use Legacy of Carmel and Bridges of Carmel, is embarking on a straightforward office building venture at a busy Carmel intersection.

Pittman, owner of Pittman Partners, has purchased roughly 5 acres of land at the southwest corner of Illinois and 106th streets and has requested the city rezone the land from its current single-family residential designation to one that allows light commercial and office uses..

The land was a former estate lot that Pittman said is undesirable for residential development. Because it’s one block west of Carmel's vast North Meridian Street office corridor, he believes it’s a prime candidate for a Class A office or medical building.

The property is located at 201 W. 106th St. and across the street from the St. Vincent Heart Center. The rezoning request will be heard by the Carmel Plan Commission on Aug. 21.

Pittman said he doesn’t currently have any tenants lined up for the building. He plans to begin marketing the space after the land is rezoned.

pittmanThe size of the building will depend on what tenants are looking for, he said. He recently had conceptual renderings prepared with potential versions of the building, each three stories tall. (See example at right.)

Pittman said all the infrastructure needed to develop an office building at the site is in place and it’s in a prominent location, so he believes he’ll be able to find a tenant.

“It should be very desirable,” he said.

He has been meeting with neighbors who seem supportive of his plans, he said.

Pittman also remains involved in residential development. As IBJ reported on Julyb 6, he purchased 36 acres from University High School in Carmel to build a new subdivision.
