A home builder has filed plans to add nearly 200 homes to Whitestown’s Anson development.
Indianapolis-based Arbor Homes, which was acquired last month by Tennessee-based Clayton Properties Group Inc., plans to build 197 new single-family houses of varying sizes in the 1,700-acre residential, commercial and retail development.
The dwellings would be built on about 54 acres of undeveloped land at the southeast corner of East County Road 500 South and North County Road 575 East.
The homes would make up a neighborhood called Edmonds Creek North, which would adjoin the builder’s Edmonds Creek neighborhood, where homes start at $192,000. The builder offers nine floor plans in the neighborhood ranging in size from 1,600 square feet to 3,200 square feet. The largest floor plan, Empress, starts at about $233,000.
The new homes will have price points and floor plans similar to those in Edmonds Creek, Steve Hatchel, vice president of sales and marketing for Arbor Homes LLC, told IBJ. On average, homes in Edmonds Creek sell for about $215,000.
The existing 107-lot neighborhood, which was approved by the town in 2016, is southeast of the new subdivision’s proposed site.
The property is already zoned for planned unit development that allows for residential construction. Arbor Homes has asked Whitestown to approve a primary plat for the project, which would allow construction on the new neighborhood to begin. The plan commission approved the primary plat Monday night.
“The community will introduce invaluable housing, create positive tax generation and provide high-quality sustainable housing meeting the demand’s of Whitestown’s residents,” the builder wrote in documents submitted to the town.
