Briefs:

— Guggman Haus Brewing Co., a locally owned microbrewery that opened in May 2019 in a former home at 1701 Gent Ave., has moved its brewery and taproom into a much larger space next door. The 22,000-square-foot reconstructed building includes a family-friendly 120-seat taproom and a 150-seat event space along with a beer garden. The building sits on the site of the former Boyle Racing headquarters, which won the Indianapolis 500 several times from the 1920s through the 1940s. The team’s most famous driver was Shelbyville native Wilbur Shaw. Guggman Haus is owned by twin sisters Abby Gorman and Courtney Guggenberger and their husbands, Ryan and Derek.

— The Crafty Animal, which sells art and other handcrafted items, is set to open next month in the former Book and Brews spot at 6420 Cornell Ave. Owner Audwynn Newman started the business three years ago and had been operating out of a space in Avon before the pandemic forced him to shift his sales online. The Broad Ripple site will feature items from Newman and other artists, and it will offer art classes and other events.

— Balanced Soul, a wellness business that offers coaching, Reiki sessions, workshops and other alternative health services opened in April at 6510 Cornell Ave., Suite 1. The owner is Jennifer Foley, who has 35 years of experience in public health and corporate employee wellness. The 500-square-foot business is located above Monon Toys and Crafts and Marigold Clothing.

— Discount grocery chain Aldi will open a new store Thursday at 2502 Founders Square Drive in Speedway, and on July 8 it will reopen a remodeled store at 8404 Michigan Road on the city’s northwest side. The Michigan Road remodeling is part of the retailer’s ongoing effort to refresh and expand its stores nationwide and will feature an improved store layout.

Sales:

Costco Wholesale Corp. bought 16.9 acres at 8738-8948 U.S. Highway 36, Avon. The seller, Harvest Landing Properties LLC, was represented by Robyn Swihart of Equivis. The buyer was represented by Mark Perlstein of CBRE.

Buck Creek Partners LLC, a subsidiary of Lauth Group Inc., completed the sale of 70/Connect, a 281,888-square-foot industrial building located at 3678 N 700 West, Greenfield, to Denver-based Pauls Realty Services. Lauth was represented by Alex Cantu, Jeff Devine, Steve Disse and Alex Davenport of Colliers International. The buyer represented itself.

Red Rock Developments LLC purchased 64.01 acres on North Buck Creek Road in Greenfield. The seller, David Shaw, was represented by Cam KucicMatt McGrady and Korey Ryan of Colliers. The buyer was represented by Michael Weishaar of Cushman & Wakefield.

Mt. Comfort Zone LLC has purchased 31 acres on W 300 North in Greenfield. The seller, Marion Hall, was represented by Michael Horrigan of Bradley Company/Resource. The buyer was represented by Cam Kucic and Jimmy Cohoat of Colliers Indianapolis.

Leases:

Panera LLC leased 3,500 square feet at 3850 Depauw Blvd. The landlord, College Park Properties LLC, was represented by Robyn Swihart of Equivis. The tenant was represented by Connie Niessink of Niessink Commercial Real Estate Inc.

Geyer Fire Protection leased 17,915 square feet at 6002-6488 Corporate Way. The landlord, PF Realty 2 LLC, was represented by Jason Speckman and Tyler Wilson of Colliers Indianapolis. The tenant, Geyer Fire Protection, was represented by Korey Ryan of Colliers Indianapolis.

Tradition Logistics has subleased 432,000 square feet at 6887 W 350 North, Greenfield. The sublandlord, Adidas Sales Inc., was represented by Billy Powers, Andrea Hopper and Jimmy Cohoat of Colliers Indianapolis. The subtenant was represented by Korey Ryan and Cam Kucic of Colliers Indianapolis.

Beadbody LLC leased 448 square feet of office space at Executive North Office Park, 911 E. 86th St. The landlord, Holland Associates LP, was represented by Brian Bondus of ALO Property Group. The tenant represented itself.

The Rugged Company LLC leased 13,100 square feet at 6855 Hillsdale Court. The tenant was represented by Brian Bondus of ALO Property Group. The landlord, Hillsdale Business Park LLC, was represented by Danny Scheidler, Brian Buschuk and Abby Zito of JLL.

Construction:

Capitol Construction completed a 1,600-square-foot buildout for Tide Cleaners at 365 W. 116th St., Carmel.

Lauth completed a 6,173-square-foot office headquarters buildout for Cityscape Residential at The Agora, 10 W. Carmel Drive, Suite 200, Carmel. Schott Design provided design services.

Lauth completed a 10,908-square-foot office headquarters buildout for Lambda Chi Alpha Fraternity at The Agora, 10 W. Carmel Drive, Suite 220, Carmel. Parallel Design Group provided design services.

Lauth completed a 281,888-square-foot tenant buildout for IFCO Systems US LLC within 70/Connect, an industrial spec building constructed by Lauth. The facility is located at 3678 N 700 West in Greenfield.

Rates:

The average rate for 30-year mortgages rose from 2.93% to 3.02% in the week ended June 24, according to FreddieMac. The rate for 15-year mortgages rose from 2.24% to 2.34%.
