  1. “I don’t want to see anybody’s property devalued”

    Kind of a backwards way of thinking about it. It’s not the inability to get a permit that devalues land, it’s the fact that it’s in a floodplain. It’s irresponsible to approve building in flood planes; people are just going to get screwed over.

  2. What many people are “concerned about” is that the maps change and devalue land when, at the time of purchase, was not considered wetland or a “Flood Way” or “Flood Plain.” Floods are more about velocity of water than actual elevation. When you increase the velocity or speed that the water moves, the local rivers and creeks and normal flood ways and flood planes cannot cope with it and it backs up. Normally, local municipalities and counties watch this fairly closely. When ground that normally either absorbs or slows down the movement of water, is paved, it accelerates that movement and even places that normally might not flood do.

  3. How about allowing people to build in a flood plain if they sign away their ability to seek help when the property floods?

    I recalled a proposed development near my home around 15 years ago. Hundreds of homes in an area that was flood plain.

    Developer and land owner (land owner a county official, no less) tried to blame the maps, talking about how inaccurate they were and how the land wasn’t really in the flood plain … right until a heavy rain storm flooded the entire property.

    Still a corn field today. Can’t figure out why.
