East 30th Street and MacPherson Avenue

Development in a square is long on efficiency, culture

Imagine a square, three- to four-story building with an immense courtyard in the middle-sort of like a fort. It’s slashed diagonally with an active rail line paralleling the Monon recreational trail.

Roofs of the apartment square would have vast amounts of green space. Down below, in the public square, is the train station and numerous meeting and recreational areas.

A pavilion roof in the square would
be sloped at 12 degrees, optimal for photovoltaic panels to generate electricity.

The roof also would collect water, and its lightweight polycarbonate panels would provide a view of flowing water from below.

This concept by Justin Coffman would bring perks such as cultural events and shopping areas back to a tired, decaying neighborhood that long ago lost its industrial vitality.
