Green building movement picking up steam in Indiana: More than 100 LEED projects in pipeline statewide

September 15, 2008

The portfolios of local architectural firms are beginning to boast more ecofriendly projects. But it hasn’t been that way for long. The trend to seek Leadership in Energy and Environmental Design certification is a recent phenomenon that appeals not only to the tree-hugging crowd but corporations and government entities, too. “We’re definitely getting to the point where clients are asking us about the LEED process,” said Eric Anderson, a project architect at Axis Architecture + Interiors. “Whereas before, even [as…

Experts: Building boom not over: Big projects wind down, but new ones fill pipeline

September 8, 2008

The completion of $2 billion in city construction projects has left a gaping hole in contractor job schedules-as wide as when the roof opens at Lucas Oil Stadium. Even so, industry leaders remain optimistic about staying busy despite the combination of a tepid economy and the end of a local boom that stretched the limits of the labor pool. The $1.1 billion airport midfield terminal project, the $715 million stadium and $150 million Central Library expansion helped to create so…

Construction behemoth Skanska sees potential in Indy: U.S. division of Swedish-based company sets sights on health care, education, pharmaceutical building sectors

May 26, 2008

New Jersey-based Skanska USA Building Inc., a division of the $23 billion Swedish construction powerhouse Skanska AB, arrived in Indianapolis in April. Named last year as the top green contractor in the nation by Engineering News-Record magazine, Skanska USA is recognized in particular for its projects in the health care, higher education and pharmaceutical sectors. Its largest project, however, is the $998 million Meadowlands football stadium under construction in New Jersey. Locally, Terry Parrott, 50, is in charge of operations….

Convention Center President Bob Bedell to retire

January 7, 2008

Bob Bedell worked behind the scenes for months–if not years–to make the case for expanding the Indiana Convention Center
and building a 1,000-room hotel nearby. But someone else will have to fill both venues with visitors. The 60-year-old Indianapolis
Convention & Visitors Association president has said he’ll retire at the end of June.

Clarian hospitals in Avon, Carmel turn corner after big losses

December 10, 2007

Clarian Health officials say the only way they can keep operating their medical centers downtown is to support them with profitable
suburban hospitals. So far, it seems Clarian is on the right track. As Clarian moves forward with a new, $180 million hospital
in Fishers, its two existing suburban hospitals are starting to make money.

Hotel glut developing downtown: Lodging projects could lift room totals by 40 percent

August 6, 2007

The 10 hotels either under construction or in the planning stages downtown would increase the amount of rooms in the city’s center more than 40 percent-a far greater number than the market likely could absorb, experts fear. The projects are largely in response to Lucas Oil Stadium, slated to be completed by August 2008 and an expansion of the Indiana Convention Center that will nearly double its size by 2010. If all 10 hotel projects come to fruition, almost 2,300…

July 23, 2007

After years of designing banks, churches and condo conversions, Prince/Alexander Architects Inc. is working
with unnamed partners on a plan to replace its headquarters with a $47 million, 24-story hotel and condo development called
West Merrill Tower.

May 7, 2007

The Indiana Economic Development Corp. did OK in the just-completed legislative session. IEDC received $96 million it can

Mansur lands $50M midfield airport hotel

March 12, 2007

The Indianapolis Airport Authority has tapped Mansur Real Estate Services Inc. to develop a $50 million-plus Westin hotel
at the new midfield terminal. But the hotel’s final design may be one submitted by a former competitor, White Lodging Corp.
of South Bend.

Arts Council ready to play matchmaker

February 5, 2007

Leaders of the 20-year-old Arts Council of Indianapolis want to broaden the organization’s approach to arts advocacy. They
say they’d like to act as a cultural broker of sorts, making sure local artists are connected with possible patrons.

St. Francis looks to fill hospice care void: Hospital plans 16-bed facility for south campus

September 25, 2006

St. Francis Hospital and Health Centers wants to raise $15 million to add an inpatient hospice to its growing campus on the south side of Indianapolis. The free-standing hospice could house as many as 32 beds for terminally ill patients. Even though most hospice patients receive care in their own homes, hospital officials see the project as a chance to fill a market need and reinforce their system’s Franciscan values. “People get caught up, I think, in the definition of…

Real estate experts examine the market: Indianapolis in good shape overall, panelists say, but job growth, incentive issues, among concerns

April 24, 2006

On April 14, as part of its Power Breakfast Series, the Indianapolis Business Journal gathered a panel of commercial real estate and construction experts to discuss industry conditions in the local market. In a discussion moderated by IBJ Editor Tom Harton, panelists took on a wide range of issues, including tax incentives and the status of downtown’s residential and retail markets. Power Breakfast guests were Mike Curless, executive vice president and principal with Lauth Property Group; Mike Wells, president of…

Binford med center making headway

April 10, 2006

The building skeleton planted recently at the corner of 65th Street and Binford Boulevard offers only a hint of the $29 million medical complex Ken Schmidt wants to grow there. The Indianapolis developer will add four more buildings and a separate pharmacy to the 17 acres of land he bought several years ago. The end result, he said, will be a medical plaza that offers a unique blend of services encompassing dental work, radiology and ambulatory surgery, among other specialties….

Clarian sizing up south side: Agreement with Morgan Hospital could lead to development projects in St. Francis’ back yard

February 27, 2006

The largest hospital network in Indianapolis will start stretching its reach once again next month, this time south of town, where it could challenge the dominance of St. Francis Hospital & Health Centers. Clarian Health Partners is embarking on a five-year development agreement with Martinsville’s Morgan Hospital & Medical Center that could place more building projects on Clarian’s already crowded construction agenda. The two systems plan to focus their relationship on improving patient care and research, but representatives of both…

Hospitals still find room to grow in Hamilton County: More competition doesn’t crowd the market, experts say

February 13, 2006

Clarian Health Partners made a big splash last December in Hamilton County when it opened a 154-bed medical center, but competitors in that market are showing they know how to flex development muscles, too. The county’s three other hospitals all have planned, started or completed expansion projects in the last few years, and those who know the market see plenty of room for more health care. “If you’re in the hospital business, it’s hard to fail in a market like…

Duke, Bremner pairing bearing fruit for both companies: Venture surpasses goals with $100 million in projects

December 19, 2005

A year after forming a joint venture to pursue health care development, Duke Realty Corp. and Bremner Healthcare Real Estate are preparing to storm the Southeast, one of Duke’s stronghold markets, by opening offices in Atlanta and Miami, and by bringing on a new partner. Announced last December, Duke’s and Bremner’s joint venture this year locked up $100 million worth of projects, ranging from a medical office building on Michigan Road in Hamilton County to an outpatient hospital in Summit,…

Health construction beat marches on in Hendricks: Population growth spurs health care development

October 31, 2005

A growing population is breeding more multimillion-dollar health care projects in Hendricks County. Danville-based Hendricks Regional Health will begin work next month on a $16 million medical office building more than a year after completing a $24.5 million hospital expansion, and St. Francis Hospital & Health Centers is staking its claim with a $4.7 million medical office under construction in Plainfield. Meanwhile, Clarian Health Partners plans to bulk up parts of the 76-bed hospital it opened just last year in…

Building boom out of hand?: Critics say hospital construction boosting health care costs

September 26, 2005

The network has launched a growth spurt that will take it into new markets, boost technology and strengthen Riley Hospital for Children all over the next few years. This construction also will pile on to the cost of health care, according to several researchers and health care experts. How that trickles down to the average patient bill, or if it does, remains to be seen. Consultant Edmund Abel has to think back more than 20 years to recall a capital…

Counties, cities welcome food/beverage tax: Suburbs see extra funds as way to balance budgets

August 1, 2005

Several suburban cities and counties that have approved new food and beverage taxes view the windfall as a panacea for their budget woes. Six of the seven counties surrounding Marion County, excluding Morgan, have OK’d the 1-percent surcharge to help fund a new stadium for the Indianapolis Colts and Indiana Convention Center expansion. Morgan County councilors turned down the measure at a June meeting. The legislation, approved during the past session, directs counties to contribute half the food and beverage…

Up to the challenge: Stadium project leader has been here before

May 30, 2005

John Klipsch didn’t necessarily set out to take control of one of the largest public-works projects in Indianapolis history, but he prepared for it nonetheless. “My degree is in counseling,” he said with a wry smile. “This is how my career has evolved over the years.” So here he is, two months before work is scheduled to begin on a $900 million stadium construction and convention center expansion project, relying on his professional experience and personal dedication to get the…
