Mattingly Construction plans three-building development in Fishers

Fishers-based Mattingly Construction is planning a $7 million, three-building development in Fishers near the 106th Street interchange on Interstate 69, the company and the city announced Thursday.

The owner-occupied office buildings are slated to occupy three acres at 0 Sunlight Drive—east of I-69 and south of 106th—as the first phase of a 12-acre business park.

The land had previously been targeted by Sun King Brewing Co. as a location for a major brewery and tasting room. The Indianapolis-based brewer instead opted to open a smaller facility at the nearby Fishers District development on East 116th Street.

According to plans, the three buildings will be 8,227 square feet, 10,433 square feet and 14,600 square feet, respectively.

Fishers said the development is intended to provide opportunities for small businesses to own office space as an alternative to leasing.

Future buildings on the site are expected to range from 5,000 to 20,000 square feet.

Stanley Security Solutions Inc.  opened a $16 million, 80,000-square-foot headquarters near the site in late 2017.

The city of Fishers is recommending Mattingly receive a property tax abatement for the project that will save it $636,898. The Fishers City Council is scheduled to vote on the abatement at its December meeting on Monday.

“We are extremely encouraged with the amount of interest we have received due to the support of the city and the location,” said Mattingly Construction President Steve Mattingly in written comments. “The interest is from businesses looking for just this type of opportunity of owning their building and having an office in Fishers. The nearby restaurants, retail, hotels, and services within a mile of 96th as well as 116th, the amenities are second to none.”

Mattingly, founded in 1989, has constructed office, retail and warehouse projects in nine states. It’s portfolio includes numerous smaller office buildings.
