Central Indiana home sales show slight monthly increase

Central Indiana home transactions rose slightly in April and also are on the increase so far this year, real estate agency F.C. Tucker Co. said Thursday morning,

Pending sales of existing homes in the nine-county area increased 0.2 percent, to 2,912, in April—a rise of six houses over April 2014.

Area sales agreements are up 8.9 percent through the first four months of the year compared with the same time period last year.

“We’re pleased the second quarter is off to a strong start compared to this time last year," Jim Litten, president of F.C. Tucker Co., said in a written statement.  “Inventory is tight and prices continue to rise—positive signs that our housing market is gaining momentum.”

Deals were up 4.9 percent in April in Marion County, to 1,264, compared with 1,205 in April 2014.

Hamilton County deals slipped 1.6 percent, from 674 to 663.  

Transactions in Hendricks County fell 6.1 percent, to 262, and sank 28.5 percent in Johnson County, to 196.

Madison County saw a big burst of sales agreements, from 126 to 182, a rise of 44 percent. Transactions are up nearly 28 percent in the county so far this year.

Pending sales in Hancock County rose by one home, to 124, in April.  Boone County saw a 9.3-percent drop, to 98.

Morgan County deals dropped from 88 to 78, and transactions rose from 29 to 45 in Shelby County.

Available homes for sale in the nine-county region decreased 3.2 percent in April 2015, to 10,570. Marion was the only county to see an increase, as listings rose 1.2 percent, to 4,902.
 
Year-to-date sales prices for the area increased by 5.4 percent, to an average of $174,609. Hamilton County had the highest average, at $273,081. Madison had the lowest, at $82,935.

The average sale price in Marion County year-to-date is $137,014.

Ten houses priced at more than $1 million were sold in the area in April, including one priced at more than $2 million.
