The developer is seeking to build the subdivision on 63 acres north of 171st Street and east of Mill Creek Road and has requested the city rezone the site from the R1 residential and Industrial light zoning designations to a planned development district that would allow moderate- to high-density housing. The property is about a half-mile south of State Road 32 and east of Hazel Dell Road.
The proposal will be introduced at a Noblesville City Council meeting Tuesday before it’s passed on to the plan commission for further review.
The subdivision would be called Midland Overlook. It would be built near the Willow Lakes and Cherry Tree Meadows communities. A business park occupies property to the north.
Arlington, Virginia-based CalAtlantic Group was acquired by Miami-based Lennar Corp. in a $9.3 billion deal in February, creating the nation's largest homebuilder in terms of revenue. CalAtlantic was the most active homebuilder in the Indianapolis area in 2016, according to IBJ's most recent list, with 852 permit filings.
The single-family homes in Midland Overlook would feature a mix of Lennar’s Americana and Venture collections.
The Venture Collection series is a new home product for the market that targets millennial buyers, according to Lennar. The homes would range from $275,000 to $325,000. Those homes would be built on the southwestern portion of the site.
The American Collection homes are ranch-style and target empty-nesters. Those homes would range from $300,000 to $350,000 and be built on the northeastern portion of the site.
The town homes would be built along the northwestern portion of the site, adjacent to the Midland Trail. They would be two stories and would include a two-car garage as well as space for guest parking. The price range would be $225,000 to $250,000.
The developer would built pathways that connect to the Midland Trail as well as pathways throughout the community to encourage walkability.
The proposed zoning complies with the recommendations of the city’s comprehensive plan by offering a mix of homes and including trails and pedestrian pathways, the developer writes.
Other CalAtlantic and Lennar communities in Noblesville include Turnberry, Slater Woods and Conner Crossing.
