These news notes appeared in IBJ’s Real Estate Weekly on Jan. 26, 2021:

Dad’s Kitchen opened Nov. 30 at 6336 Guilford Ave. in Broad Ripple, in a space that formerly housed Greek’s Pizzeria. Dad’s Kitchen serves three meals a day, with a menu that includes breakfast foods like omelets and pancakes as well as tacos, burgers, sandwiches, quesadillas, pasta, salads and Peruvian dishes.

Take 5 Oil Change, which opened its first Indianapolis-area location last year, is set to open its seventh local store some time during the second quarter at 7315 S. U.S. 31. This will be a new location built on an outparcel at the Southport Centre shopping center, adjacent to the long-vacant building that formerly housed Joe’s Crab Shack. The local franchisees are cousins Elliot Smith of Noblesville and Andy Morrison of Zionsville. Last year the two opened two stores in Indianapolis and one each in Avon, Carmel, Franklin and Greenfield.

— The new Home2 Suites hotel in Fishers, featuring 91 suites for tech-focused travelers, will open Feb. 1. The Hilton-brand hotel, which is owned by Fishers 96 Hotel LLC and managed by Dora Hospitality LLC, is located at 9701 North by Northeast Blvd. The pet-friendly hotel features an indoor pool, outdoor fire pit and grilling area, as well as a combined laundry and fitness space and grab-and-go items.

— The financing for the sale of Salesforce Tower and the Circle Building in downtown Indianapolis was completed this week by JLL’s Capital Markets Team. The buildings were sold to Square Deal Investment Management, which bought them for $192.5 million from California-based Hertz Investment Group. Financing terms were not disclosed.

Sales/Acquisitions

Tarbert Properties LLC purchased a 24.65-acre site with a 58,855-square-foot building at 8640-8800 Brookville Road. The seller, A.D.E. Inc., was represented by Jeff Merritt of Bradley Co./Resource Commercial Real Estate. The buyer represented itself.

PFFO QOZB LLC bought Eagledale Plaza, a 192,914-square-foot shopping center at 2802 Lafayette Road. The seller was Sandor. The buyer represented itself.

Leases/leasing contracts

4Ward Medical, Inc subleased 19,200 square feet at 8545 W. 82nd St. The tenant was represented by Tyler Wilson of Colliers International. The landlord, IPW Inc, was represented by Steve Schaub and Joel C. Miller of Avison Young.

American Pain Consortium leased 7,575 square feet of office space at One Penn Mark, 11595 N. Meridian St., Carmel. The landlord, Metonic Real Estate Solutions, was represented by Connor Scott and John Vandenbark of CBRE. The tenant was represented by Ben Cohen of Cornerstone Companies Inc.

Networks Connect, LLC leased 4,917 square feet of medical office space at Shadeland Station Office Park, 7400 Shadeland Station Ave. The landlord, New Shadeland Station, LLC, was represented by Ben Cohen and Ted Baker of Cornerstone Companies Inc. The tenant represented itself.

3CHI leased 4,500 square feet at 8496 Georgetown Road. The tenant was represented by Brian Bondus of ALO Property Group. The landlord, Fisher Family Limited Partnership, was represented by Steve Schaub and Joel C. Miller of Avison Young.

Paver Rescue leased 3,600 square feet at 9386 Castlegate Drive. The tenant was represented by Kelly Williams of Williams Midwest CRE. The landlord, Castlegate Associates LLP, was represented by Fritz Kauffman and Todd Vannatta of Cushman & Wakefield.

Center for Pain Management leased 3,376 square feet of medical office space at Indiana American Office Park, 533 E. County Line Road, Greenwood. The landlord, CAN Real Estate, LLC, was represented by Charles Yeo of Cornerstone Companies Inc. The tenant was represented by Ben Cohen of Cornerstone Companies Inc.

ProWellness Chiropractic P.C. renewed its lease of 3,264 square feet of medical office space at 11876 Olio Road, Fishers. The landlord, Fairfield Builders Supply Corp., represented itself. The tenant was represented by Ben Cohen of Cornerstone Companies Inc.

Spectrum leased 3,196 square feet at Clay Terrace, 14550 Clay Terrace Blvd., Carmel. The tenant was represented by Bailey Nuckols and Bill French of Cushman & Wakefield. The landlord, Clay Terrace Partners LLC was represented by Tasha Garland of Washington Prime Group.

Spectrum leased 3,042 square feet at The Ardmore, 240 N. Delaware St. The tenant was represented by Bailey Nuckols and Bill French of Cushman & Wakefield. The landlord, Ardmore LLC was represented by Meghan DeMars Kiser of Gershman Partners.

Green District Salads leased 2,649 square feet at The Guaranty Bldg, 28 Monument Circle. The tenant was represented by Bailey Nuckols and Bill French of Cushman & Wakefield. The landlord, Guaranty Holdings Company, LLC was represented by Kaley Eakle of JLL.

La Michoacana Ice Cream leased 2,269 square feet of retail space at Esquire Plaza, 8245 Pendleton Pike. The landlord, Sandor, was represented by Jeff Roberts of Sandor. The tenant represented itself.

D&M Continuous Solutions LLC leased 2,215 square feet at 5603 W Raymond St. The tenant was represented by Joel C. Miller of Avison Young. The landlord, GSP Park Fletcher II LLC, was represented by Liz DeKoninck and Colton Snodgrass of Halakar.

StretchLab leased 1,996 square feet at Ironworks, 2727 E. 86th St. The tenant was represented by Bailey Nuckols and Bill French of Cushman & Wakefield. The landlord, Ironworks Indianapolis LLC, was represented by Dean Almas of CBRE.

Avance Misionero Maranatha leased 1,500 square feet of retail space at Eagledale Plaza, 2802 Lafayette Road. The landlord, Sandor, was represented by Tim Lee of Sandor. The tenant represented itself.

Construction

Capitol Construction completed a 2,980-square-foot build-out for Bach to Rock at 12541 E. 116th St., Fishers.

Capitol Construction completed a 1,466-square-foot build-out for Tide Cleaners at 2801 E. 116th St., Carmel.

Capitol Construction completed a 1,346-square-foot build-out for Biggby Coffee at 3104 W. U.S. 36, Pendleton.

Capitol Construction completed a 2,023-square-foot build-out for Stretch Lab at 2727 E. 86th St.
