Chicago firm building spec warehouse in Plainfield

Chicago-based HSA Commercial Inc. is building a 220,000-square-foot speculative warehouse southwest of the Indianapolis International Airport in Plainfield, the firm said Thursday.

HSA is partnering with Boston-based Great Point Investors LLC on the project and expects to break ground later in October. The firm's investment in the project was not immediately available.

Located on 13 acres near Columbia Road and Ronald Reagan Parkway, the building at Gateway Business Park will feature 24 truck docks, four drive-in doors and 155 parking spaces.

HSA’s building is the latest in a wave of speculative industrial projects to hit the Indianapolis market. Brokers say the abundance of speculative building was made necessary in large part because giant online retailer Amazon leased nearly 2 million square feet in 2011, depleting the market of available space.

Founded in 1981, HSA has developed and acquired more than 50 million square feet of commercial real estate across the country, with a total investment of more than $2.5 billion.
