Two downtown Noblesville buildings set for renovation, new tenants

Two buildings in Noblesville's downtown historic district are about to get a face-lift.

Noblesville residents and business owners Michael and Tawni Partin have purchased the two-story buildings at 950 Logan St. and 960 Logan St. for $730,000 with the intention of remodeling and merging the structures.

The couple has been operating Finance of America Mortgage — The Parker Mortgage Team and Parker Media Group out of the Mill Top Banquet & Conference Center building to the south of downtown Noblesville and recently started looking for new office space to accommodate their growing businesses.

The Partins plan to move the two companies and 32 employees to the buildings and, over the next five years, add 15 workers making average annual wages of $75,000.

The 9,600-square-foot building at 960 Logan St. dates to 1909 and is part of what's known as the Castor Block in Noblesville's Commercial Historic District. The building originally housed Carl O. Hare's garage, was used as an auto showroom in the 1920s and later became a hardware store.

The 3,752-square-foot 950 Logan St. building was built in 1980.

The first and second floor of the building at 950 Logan will undergo a renovation that includes adding water and sewer, restrooms and a kitchenette, and the second floor at 960 Logan St. will be upgraded. The two structures will be merged to create a modern and efficient office, described as “urban chic,” in public documents.

The two buildings previously had a pass-through, but it was closed after Noblesville Furniture Co. vacated the space in 1990.

Walls, floors and ceilings will be torn out, and new plumbing, HVAC, electrical and skylights will be added. A roof deck is also being considered. The exterior of the buildings will stay mostly the same, except for new windows. The entire renovation is estimated at $400,000.

The Parker Mortgage Team and Parker Media Group will occupy the second floor at 960 Logan, and Finance of America Mortgage, the corporate division of The Parker Mortgage Team, will rent the second floor of 950 Logan.

The first floor of 950 Logan will be leased, possibly to a retailer or real estate company, but nothing has been finalized.

The first floor at 960 Logan is occupied by art gallery Platinum Living, which has a lease until 2019. After the lease expires, the Partins hope to attract a small farm-to-table-styled restaurant to the space.

The couple also hopes to add a small craft distillery to the buildings.

The city of Noblesville is considering a seven-year property tax abatement that would save the Partins nearly $78,000.
