  1. stop picking these local firms because obviously they don’t have the money or the know how to do this type of developments.
they all proposed pie in the sky dreams and say they can do it and then turn around and come to the city with her hand out for more money.

  2. What to do about the old City Hall,

More hotel rooms may not be needed right now with all the hotel rooms recently coming online.

Office space still is over saturated also.

Sn apartment tower might be too much for the downtown market to absorb also.

I would love to see another tower go up and see our skyline continue to grow. But if the demand isn’t there right now, then it may have to wait.

    1. I fully agree that another hotel seems unnecessary with all of the other conversions happening. That spot being adjeacentbto both the business centers and cultural center (Mass Ave) makes me think housing would do just fine. Maybe condos instead of the typical market rate apts? This doesn’t solve Old City Hall itself, but could be a solution for the unsightly surface parking next to it.

  3. The Gold Building and City Market projects are still not moving unfortunately. The Gold Building project started over 3 years ago still no activity even with the City’s help. The local developer was also suppose to renovate the City Market and add an apartment building on the east plaza which again has never materialized. The City Market has been closed for over 2 years. So unfortunate that the City closed the Market prematurely, what an embarrassment and unfortunate for the tenants that were forced to leave. What a waste. The Market grounds have become an eyesore, the perimeter fence signage is in disrepair weeds are prevalent in the planters and plaza. Again a local developer could not make these projects work financially. Hopefully the City has learned a lesson from all these projects regarding local developers.

    1. It is not the city’s responsibility to ensure private developments get built. And, frankly, the city gives far too much subsidies to these developers—it is just corporate welfare.

If a private developer cannot get financing, then they are SOL, and the city should move on. If no private developer can figure out what to do with the Old City Hall, then the city should take some of the money it was going to give to a private developer and instead use it to renovate the building for additional office space for city agencies.

    2. Christopher, the problem is failure of the developer does become the city’s problem. Referencing the hotel mess in Speedway where there is an unsightley frame that has been unchanged for years and now Speedway is looking into using legal action to take it over and either move forward with another contractor or teardown what is there for a fresh start, this also involves a local developer. It seems the issue is the vetting process, a history of using developers not up to the task at hand. This is by no means a slam on local developers, many do fantastic work and get the jobs done ontime and on budget. It just seems there are issues with the developers the DMD seems to migrate too.

  4. This site is at the east edge of the office district (or beyond it as the Gold Building is converted to residential).

It’s also outside of the hotel-convention-sports district centered blocks south and west along Georgia St.

The parking lot block is probably best suited to apartments (possibly with some condos on top?). There’s plenty of neighborhood serving retail within walking distance (two grocery stores!).

And Old City Hall might best be reused as…City offices and/or civic booster offices (Chamber, Indy Economic Development, Downtown Indianapolis Inc., The Cultural Trail, etc.). Just spend the City “subsidy” on that rehab. Maybe use a public-private partnership so it’s eligible for Historic Preservation and other tax credits.

    1. I really liked the idea of the Old City Hall being used as a museum, something we lack in the city core. I grew up in Ft Wayne and have fond memories of visiting the Lincoln museum downtown for class. Of course, that closed but perhaps we can make a connection with the one of the other stories this week about the curfew. I don’t think a 21c art museum has to be the solution, this city and state have other memories that deserve teaching if we would just make it a priority

    2. We have multiple museums/memorials downtown and near downtown: War Memorial & Civil War Museum, Legion Mall War Memorials, Eiteljorg, State Museum, Indiana Historical Society, Medal of Honor Memorial on the Canal, Children’s Museum, IMA/Oldfields/Newfields/Fairbanks Park complex, and the new Museum of Contemporary Art.

As with plazas downtown, I think we have plenty.

  5. This is prime location for Indy. It’s all on how you market it. Indy has the Colts, Pacers, Fever. There’s Cummings, Lilly, Elanco, Salesforce, IU METHODIST and many others that all provide young professionals who have the income to live in a luxury high rise downtown Indy. Our peers like Milwaukee, Cleveland, Nashville, Kansas City all has some type of high rise luxury living that Indy currently lacks. Believe it or not, having high rises and a cool looking skyline attracts young professionals and makes your city be considered hip and vibrant.

    1. Michael N. You forget there’s the Indiana State Museum , the Eiteljorg Museum in White River state park, the numerous monuments and war memorials. NCAA Hall of Champions, Military&Memorial Museum, Eli Lilly Civil War Museum and the Kurt Vonnegut Museum just to name a few and these are all downtown Indy. Don’t forget about the mansion of President Benjamin Harrison downtown Indy as well….
