Construction to begin on two residential projects near City Center

Two Pedcor Cos. residential developments near City Center in Carmel are nearing construction.

Together, the projects would bring 195 apartments to the area.

Site work has begun for The Kent at 301 American Way North, west of Third Avenue Southwest. Plans call for an 83-unit apartment building to be constructed. Meanwhile, construction plans have been submitted to the city for two connected buildings called Holland and Playfair that would contain a total of 174,000 square feet, 112 apartments and 63,000 square feet of commercial space at 880 W. Monon Green Blvd.

Those five-story buildings would have enough commercial space for up to 12 tenants.

The Kent building, which will be about 112,000 square feet, is being constructed on a 3-acre parcel south of the veteran’s reflecting pond at City Center and directly west of the Mezz and Booth Tarkington Civic Theater.

The project will feature an L-shaped, four-story building with 83 units, a clubhouse and a community space. It includes a swimming pool and three one-story private parking garages.The Kent is anticipated to be completed in 2020 and will offer studio, one-, two- and three-bedroom units. Rents will range from $1.65 to $2.13 per square foot.

The Holland and Playfair buildings were announced in 2015. They are expected to be complete by 2021 and offer studio to three-bedroom apartments starting at $1.68 to $2.24 per square foot.

Both projects are part of the $100 million second phase of City Center.
