Frozen-food firm plans to add 350 jobs at New Albany plant

New Albany-based Kemper Foods International LLC announced Tuesday morning that it will expand its food-production center in
southeast Indiana, creating more than 350 new jobs by 2012.

-Capitol Construction Services Inc., Fishers, has started a 7,078-square-foot tenant build-out for the regional office of
Fischer Homes at 6602 E. 75th St. The landlord is Colliers Turley Martin Tucker. The project is scheduled to be complete by
Dec. 22.

-Capitol Construction Services Inc., Fishers, has started a 5,520-square-foot tenant build-out for Worldwide
Express at 10748 Sky Prairie St., Fishers. The project is scheduled to be complete by Dec. 18.

Housing

November 10, 2009

On a seasonally adjusted basis, the pace of mortgage loan activity increased 8.2 percent for the week ending Oct. 30, according
to the Mortgage Bankers Association. Rates for 30-year loans decreased to 4.97 percent from 5.04 percent the previous week.
Fifteen-year mortgages decreased to 4.33 percent from 4.53 percent.

Leasing/leasing contracts

-Indy Exhaust Products leased 24,000 square feet at 3223 N. Shadeland Ave. Jake Sturman of Jones Lang LaSalle
represented the tenant. The landlord, Prologis Realty Trust, represented itself.

-Phoenix Data Corp. leased 10,000
square feet of office space at 9045 E. 59th St. Drew Augustin of NAI Olympia Partners represented the tenant.
The landlord, Morris & Associates/Mordevelopment LLC, was represented by Matt Langfeldt and Rich
Forslund
of NAI Olympia Partners.

-Indiana Sports Corp. leased 8,548 square feet of office space at Pan
American Plaza, 201 S. Capitol Ave. Rich Forslund and Gus Miller of NAI Olympia Partners
represented the tenant.  The landlord, Coastal Partners, represented itself.

-Residential Warranty Services
Inc. leased 8,000 square feet at 698 Pro Med Lane, Carmel. Ryan Conrad and Eric Kemp of
Resource Commercial Real Estate represented the tenant and the landlord, Bosa Realty.

-Taki leased 5,126 square
feet at Rivers Edge, 4040 E. 82nd St. Scot Courtney and Bart Jackson of Grubb & Ellis
Harding Dahm & Co. represented the tenant. Andrew Hasbrook of Kite Realty represented the landlord, KRG
Rivers Edge LLC.

-Jimmy John’s leased 1,400 feet at Glendale Town Center, 6151 N. Keystone Ave. The tenant
was represented by Drew Warner of Eclipse Real Estate. The landlord, Kite Realty Group, was represented by
Andrew Hasbrook and Jeff Wright of Kite.

-William K. Marshall DDS Inc. leased
1,839 square feet at 10 W. Market St. The tenant was represented by Mike Semler of Colliers Turley Martin
Tucker. The landlord, MT Acquisitions LLC, was represented by Darrin L. Boyd and Andrew D. Martin
of Colliers Turley Martin Tucker.

-Optimal Wellness Chiropractic leased 3,066 square feet of office space at 4545
Northwestern Blvd., Zionsville. Scott Lindenberg of Echelon Realty Advisors represented the tenant. The landlord,
R.L. McHaffey & Sons LLC, was represented by Bryan Augustin of NAI Olympia Partners.  

-Maxim Healthcare Services Inc. leased 1,216 square feet of office space at Castle Creek III, 8720 N. Castle Creek Parkway.
John Crisp of Colliers Turley Martin Tucker represented the tenant. The landlord, Blue Real Estate, was represented
by Matt Langfeldt and Rich Forslund of NAI Olympia Partners.

-Beautopia Medical
Spa Inc. leased 3,314 square feet of medical office space in the Windermere Professional Building, 9623 Windermere Blvd.,
Fishers. Brooke Augustin of NAI Olympia Partners represented the tenant. The landlord, DCMB LLC, was represented
by Tom Cortese of Acorn Group.

Noble Roman’s reports profit despite lower revenue

November 10, 2009

Indianapolis-based Noble Roman’s Inc. said late Monday that it posted a third-quarter profit of $459,535, or 2 cents per share—a 44-percent improvement over the same period last year. But revenue for the quarter fell to $1.9 million, from $2.2 million in 2008.

1380 Saylor LLC, an affiliate of Los Angeles-based real estate investment fund QVT Mount Auburn Capital LP, bought the 166-unit
Quail Run apartment complex in Zionsville. Bluestone Property Management, an owner and manager of apartments in the Midwest,
is an investor. The seller was Apartment Investment Management Co., one of the nation’s largest apartment owners. The
property was listed with Tikijian Associates, which brokered the deal.

Duke Realty’s chief operating officer resigns

November 10, 2009

Indianapolis-based Duke Realty Corp. announced Monday that its chief operating officer will leave the company at the end of
the year.

Van Rooy scoops up troubled complex
