  1. Would be nice to see some distinctive small office development where BR Steakhouse still stands. Looks very littered with graffiti. What’s up with that spot? And the spot on BR ave where the corrugated silver front is…where the shoe repair place is…that spot is an eyesore and would be great for retail on first level with offices on top. The parking lot next to the Bungalow would be good for a nice modern but funky office building. Okay, to whom do I need to speak about these things? 😉 Oh, also, don’t rush the development at BRHS. Better to take longer time and get it right, as it should last for multiple decades at least. And PLEASE no soccer stadium there. The surrounding infrastructure would not support a stadium of 20k seats. Please put that stadium downtown with the others…

    1. The problem with most of the smaller and/or older buildings is that they are owned by out of state owners who are waiting for a cash out of millions on properties that are left neglected. They then charge obscene rents until no one is able to rent and they go empty. They usually have many other properties so it’s no issue to lose the rent revenue temporarily. Combined with the fact that the taxes are so low and assessments undervalued, there’s little incentive to compete on price for tenants. One of the unfortunate side effects of real estate capitalism.

    2. RE: Charlie P. – We need a vacancy tax against these slumlords to prevent them from taking advantage of the property tax system while hurting communities for personal gain.

  2. There is no shortage of land for future development in Broad Ripple. It’s just that the land is currently occupied by older properties, both commercial and residential. The market will determine whether the cost to buy that land, demolish existing structures, and construct new developments can be profitable (the larger the development, the more likely it would be). Yet Broad Ripple has other needs as well if it is to accommodate increased population density and thrive economically. For instance, Broad Ripple Avenue between College and the Monon Trail needs to be reimagined with the elimination of curbside parking and the enlargement of sidewalks. Traffic lights need to be better synchronized to avoid bottlenecks. And lighting needs to be added to the Monon Trail for user safety since it is now “open” 24 hours a day. Perhaps the community could create a special taxing district to generate much needed funds for other beautification projects (ex: adding 10 cents every alcoholic drink served). And yes, another boutique hotel would succeed in the neighborhood as well as proven by the Broad Ripple Hotel’s frequent lack of vacancy.

In regards to that hotel – how about 50ish rooms with meeting rooms, fitness center, rooftop patio, and a restaurant to seat 150 people. BTW: Stress Butler U. events to satisfy demand. I know we love our parking. But the Vogue parking lot could easily be (2) floors with public access parking on the first floor and a mix of hotel and condos on the upper floors.

  4. NOT SO FAST – This Proposed Project Flies in the Face of the “ENVISON PLAN”. At 75′ Feet Tall,l it towers over the Suggested Envision Plan’s Recommendation of Only 40′ feet height for the College & 62nd & Location. The Former Project would have happened, if a group of several neighbors had not fought so hard against it. YOU can take all the Credit though, Colleen..no problem. You need to Read the Envison Plan and make sure it is adhered to, so that all that time, money and expertise that went in to producing it is not wasted.!!. Only them to wake up one day in 15-20 years down the road, to find Broad Ripple a un-redeemable, cess pool of old, negelcted, deteriorating apartment Buildings – Just Like the northland of Nora is now.
