When you’ve negotiated the $85 million purchase of Circle Centre Mall, your resume stands out. The deal represents the largest single purchase and likely the most complex transaction Hendricks Commercial Properties has ever completed. The acquisition also is among a string of high-profile deals for Lance Evinger, the youngest vice president in the Wisconsin-based real estate development company’s history. He also had led the leasing teams for the $350 million Bottleworks District and the $260 million Ironworks development. Peers, colleagues and development partners praise his expertise in handling complex matters, his strategic foresight and his negotiation acumen but also, notably, his eagerness to revitalize neighborhoods and preserve pieces of history. What brings him joy? “Seeing our projects come to life with people living and working at them,” he said. “Families enjoying a day at Bottleworks or at one of the events we host throughout the year. Seeing businesses flourish, a long line for the ice cream shop, a full restaurant, people taking pictures in front of the hotel.”

Getting here: Evinger landed an internship with Hendricks while attending IU. An analyst role led to leasing, where he succeeded with some of the most difficult properties to lease. That opened the door to acquisitions and dispositions. He started with $1 million to $3 million deals. More recently, the deals have gotten bigger and bigger. “I’ve worked with a lot of the same people for 10 years now, some of whom I’ve known for most or all of my life,” he said. “It’s a very special and close-knit group.”

First job: He worked for a traveling petting zoo. For one day. “I found out I was more city than country.”

Meaningful moment: “The experience I got from being a part of the Bottleworks team from the beginning and working with and learning from those people gave me the skills necessary to move on to lead acquisition and development teams.”•
