Yay more empty “luxury” apartments
Neither positive nor negative. However, the selective densification in Westfield and elsewhere in the metro is interesting. Is this an attempt for affordable and long-term housing. Will these projects, perched atop underground parking or adjoined to a parking garage, reflect a long-term housing option for families and children or simply short(er) term accommodation for empty-nesters. Adjacent open green space appears to be lacking. And, lastly, one hopes the construction quality would yield soundproof dwelling units. Density objectives could be achieved with lower-rise structures — be they cluster housing or zero-lot line individual, double, or triples with ground level access for all — of course that would entail greater initial cost; however, it could present a better long-term, stable residential option for many. Too often these “luxury” apartments accommodate transient occupants — those who leave asap when more traditional housing as the design is to cram as many apartments as possible into the smallest footprint to yield the greatest development profits. Unit designs with ample closet space, ample windows (that open) in each room, a viable kitchen with a window often fall prey to a typical shotgun design with windowless rooms, dark hallways and inefficient HVAC,
