Developer plans $25M hotel, conference center in Plainfield

A local hotelier plans to build a $25 million Embassy Suites Hotel and Conference Center at Plainfield’s Interstate 70 interchange near Indianapolis International Airport.

The Hendricks County Tourism Commission announced Thursday afternoon that Sun Development & Management Corp. will construct the project on eight acres owned by the commission at the intersection of Perry and Clarks Creek roads.

The 175-room hotel will feature at least 5,000 square feet of meeting space and 20,000 square feet of conference rooms, in addition to a full-service restaurant.

Construction is expected to start in October and finish in 2018.

“The commission’s objective since we purchased the land over 10 years ago was to attract a project of this scope,” said Jaime Bohler Smith, executive director of Visit Hendricks County, in a written statement.

The Hendricks County Council on Thursday approved a preliminary resolution to offer a $6 million bond supported by the county’s 8 percent innkeeper’s tax to help build the project. Sun will use $5 million to build the conference center and $1 million to purchase the land.

In addition to the county assistance, Plainfield officials are considering a partial tax abatement over a 10-year period.

“I-70 and Indiana 267 is the western gateway for [Indianapolis], and since the relocation of the Indianapolis International Airport terminals, the interchange has become the primary lodging cluster for the airport but lacks an upscale, full-service hotel with sizable banquet facilities,” Sun CEO Bharat Patel said in a press release.

Sun owns 32 hotels in 12 states. Patel founded the company in 1992 after arriving in Indianapolis in 1989. Patel told IBJ in November that he was eyeing a project on the west side.
