The investment arm of Chicago-based Bradford Allen—the master developer of the Cadillac Formula One headquarters in Fishers—has purchased the 130-room SpringHill Suites Indianapolis Fishers hotel near the racing facility.

The SpringHill Suites at 9698 Hague Road, east of the Cadillac F1 headquarters and Indianapolis Metropolitan Airport and along the Nickel Plate Trail, was previously owned by Richmond, Virginia-based Apple Nine Hospitality Ownership Inc. Financial terms of the deal made last month were not disclosed.

“This acquisition expands our portfolio of core brands in well-populated areas near experience-driven venues,” Bradford Allen Executive Director of Hospitality Aghfar Arun said in a news release. “It also has a value-add component, another key part of our acquisition strategy. The hotel will benefit from the increased demand we anticipate from the F1 headquarters, as well as the growth of the Indianapolis suburbs and the many new nearby event and entertainment options.”

SpringHill Suites, a brand operated by Bethesda, Maryland-based Marriott International Inc., opened in 2007 in Fishers. The hotel, which was renovated in 2016, has an outdoor pool, meeting room, convenience store, fitness center and laundry room.

Bradford Allen launched its hospitality platform in 2022. Over the past three years, the company has acquired seven hotels totaling about 900 rooms.

In addition to the SpringHill Suites Indianapolis Fishers, Bradford Allen currently owns hotels in the Glendale Sports and Entertainment District in Glendale, Arizona; Long Island, New York; and Iowa City, Iowa, near the University of Iowa campus. Bradford Allen also plans to open the new Hyatt Centric Rosemont near Chicago’s O’Hare International Airport later this year.

The $200 million, 400,000-square-foot Cadillac F1 facility is on property that was previously part of Indianapolis Metropolitan Airport. The facility will be the corporate headquarters for the Cadillac F1 team and TWG Motorsports, and it will serve as a manufacturing facility for the Cadillac F1 team. About 300 people are expected to be employed at the racing facility.

Previously, the facility was going to be the headquarters for Andretti Global and was expected to include a future Andretti racing museum.

Last year, however, former Andretti Global CEO Michael Andretti relinquished control to business partner Dan Towriss. The Cadillac F1 team is owned by Detroit-based General Motors Co. and Indianapolis-based TWG Motorsports, a subsidiary of the multinational conglomerate holding company TWG Global, which is owned by billionaire co-chairs Mark Walter and Thomas Tull with headquarters in New York and Chicago.

Towriss is CEO of TWG Motorsports. Veteran motorsports and F1 team executive Graeme Lowdon is team principal of the two-car Cadillac F1 organization, which received approval last month from FIA and Formula One Management to join the 11-team grid next year.

Indianapolis-based Ratio Architects is designing the Cadillac F1 headquarters, while Bethesda, Maryland-based Clark Construction is the general contractor and Bradford Allen is master developer of the site.

TWG Motorsports has options to develop an additional 67 acres around the Cadillac F1 site.

The Cadillac F1 team will have facilities in Fishers; Warren, Michigan; Concord, North Carolina; and Silverstone, England.

Andretti Global, which is now owned by TWG Motorsports, plans to convert a former Indianapolis Star printing facility on the northwest side of Indianapolis into the headquarters of the team’s IndyCar, Indy NXT and Formula E teams. The team expects the 240,000-square-foot building at 8278 Georgetown Road will be operational for Andretti Global this summer.

  1. Formula One has very high sustainability standards. I am hoping they will expand their definition of sustainability to include protection of the ecology around the site, especially Ritchey Woods, Billy of the land, and the creatures nearby. Examples would be bird-safe glass and bird-safe lighting as well as use of native plants and permeable paving surfaces.
