  1. I’ll wager that the existing structure gets torn down and a new multi-story building takes its place. Having paid so little for a property in a prime location, the developer can maximize its ROI by adding multiple floor plates that will triple or quadruple the square footage that is available for lease. To do anything less makes no sense.
