Scenting brand Aroma360 and casual apparel brand Marine Layer plan to open shops at the Fashion Mall at Keystone, mall owner Simon Property Group announced Friday.

Miami-based Aroma360, known for its diffusers and scented oils, is expected to open before Christmas next to an Everything But Water swimwear location on the mall’s second floor.

Aroma360, a corporate partner of the NBA, markets a “Hoosier Harmony” scented oil that pairs with an Indiana Pacers-branded diffuser.

San Francisco-based Marine Layer, known for its Re-Spun T-shirts crafted from used shirts donated to the company, is expected to open this fall between Vouri and Boss apparel locations on the mall’s second floor.

In June 2024, Simon announced the redevelopment of the Fashion Mall’s eastern end, where Saks Fifth Avenue operated a store for more than 20 years. Planned for a late 2026 opening, new office and retail space will be known as One Keystone Crossing.

On Friday, Simon announced its acquisition of a 500,000-square-foot shopping center in Miami.

Brickell City Centre occupies three city blocks in downtown Miami and includes stores such as Saks Fifth Avenue and Chanel Fragrance & Beauty Boutique.

Before completing the deal with Hong Kong-based Swire Properties Inc., Simon owned a 25% non-managing interest in the retail at Brickell City Centre. Simon now wholly owns and manages the open-air shopping destination.

Financial terms of the sale were not disclosed.
